What do houses cost in Edgware?

For anyone buying or renting in Edgware.

The typical home in Edgware sells for about £549,000, and the semi is where most of the money goes. A flat costs about a third of a million. A semi costs well over £600,000. A detached house costs close to a million. Prices dipped over the past year, which is as close to a sale as Edgware gets.

The Land Registry recorded 296 sales in Edgware in the year to May 2026, at a typical price of £549,000. The middle flat went for about £328,000 across 66 sales, the middle terraced house for about £500,000 across 79, the middle semi for about £638,000 across 124 and the middle detached house for about £940,000 across only 27. More semis changed hands than anything else. A century after the Tube made the semi the thing Edgware built, it is still the thing Edgware sells.

The official house price index for the area puts the average price at about £591,000 as of May 2026, down about 4% on a year earlier. Flats fell further, by about 6%. Owners of flats have taken the bigger knock, which is small comfort to anyone who bought one as the sensible option.

Band D is the most common council-tax band in Edgware, and only about 6% of homes are in bands A or B. A band D bill comes to about £2,133 a year. The valuation list shows the band for every individual address, and the band of a specific house can move your monthly costs more than a few thousand pounds off the asking price, so look it up for the actual property.

Across the London Borough of Barnet, the typical private rent is about £1,930 a month as of April 2026. That figure is a borough-wide mean from the Office for National Statistics rent index, not a median of local adverts. By size, the borough average is about £1,485 for one bedroom, about £1,840 for two, about £2,230 for three and about £3,170 for four or more. No figures are available for studios or single rooms.

The Office for National Statistics models gross household income in Edgware, before tax, at about £72,600 for the financial year to March 2023. Put that next to a typical price of £549,000 and buying here is a stretch, not a reach that most households can make comfortably. Even the cheapest route in, a flat at about £328,000, asks a lot of a household on that income.

Of the sales that can be matched to an energy certificate's floor area, about 83% of the total, the median price is about £5,750 per square metre. The typical home behind that figure is about 96 square metres, enough for a family house with no room to spare.

At the 2021 Census, about 12% of Edgware's homes had one bedroom, about 27% had two, about 37% had three and about 25% had four or more. Three bedrooms is the local standard size, the natural shape of an interwar semi, and buyers searching for a two-bed house will mostly find two-bed flats.

Edgware is a middling market: borough prices for borough homes, with the past year taking a little off the top and nothing here that a buyer on one ordinary income will find cheap.
