Is Edgware a safe area?

For anyone buying or renting in Edgware.

Edgware is a little safer than the rest of Barnet, and the main thing to watch is your car, more than your back. Recorded crime runs slightly below the borough's. Violence takes a smaller share of the total than it does nationally. Burglary and car crime take a bigger one. On the street this is the reassuring kind of suburb, and at the driveway it is the kind that wants a decent lock.

In the year to May 2026, police recorded 7,958 crimes across Edgware, a published rate of about 91 per 1,000 residents. That is roughly 6% below the average for the London Borough of Barnet. Twelve full months, June 2025 to May 2026, is a long enough window that one bad weekend can't pull the figure around.

Across Barnet as a whole the rate is about 97 per 1,000, so Edgware's 91 is close to the borough's, just on the better side of it. Six points is a margin, and it isn't a different world. A buyer comparing Edgware with its neighbours inside the borough is choosing between similar numbers.

Edgware is a dense suburb, with about 9,060 people per square kilometre on average. About 4% of residents were unemployed at the 2021 Census, and about 15% of households were overcrowded. Those figures describe the place. They don't explain the crime rate, and nothing here links one to the other.

The mix is where Edgware differs from the national pattern. Violence and sexual offences, a broad legal category that includes common assault with no injury, make up about 26% of crimes here against about 35% nationally, so the largest category is smaller than usual. Anti-social behaviour is about 25% against 16% nationally, vehicle crime about 9% against 5%, and burglary about 7% against 4%. Shoplifting, at about 6% against 8%, and other theft, at about 6% against 7%, are close to the national figures. Edgware's crime is mostly about property and nuisance, and a semi with a car on the drive meets both. The police.uk street map shows which incidents were recorded near a particular road, and it is worth a look for the exact street you are buying on.

After a report, the Metropolitan Police Service charges a suspect in about 10% of cases, against about 12% nationally, putting it 33rd of 42 forces in England and Wales. In about 53% of its cases nobody is identified at all. Those are London-wide figures for the whole force, and they say nothing about how safe Edgware itself is. They answer a different question: whether the person who took the catalytic converter will be caught, and mostly they won't.

Edgware is safe by the standards of its borough, with violence less prominent than average. The risk falls mainly on cars and property, so good locks matter more here than worrying about walking home.
