What do houses cost in East Grinstead?

For anyone buying or renting in East Grinstead.

A typical home in East Grinstead costs about £394,000, and a flat costs much less. Flats sell in the low two hundreds. Detached houses go for more than six hundred thousand. Prices have hardly moved in a year. It isn't cheap, but in this part of Sussex, prices holding still is the good news.

In the Land Registry's twelve months to May 2026, 352 homes sold here, at a median of about £394,000. That headline figure averages four different markets. The 104 flats that sold had a median of about £230,000. The 88 terraces sold for about £365,000 and the 74 semis for about £447,000. The 86 detached houses came in at about £620,000. The median lands between the terrace and the semi, so it doesn't describe any particular home. Choose the house type first, then the budget.

On the official house-price index, prices in the year to May 2026 rose by 0.4%. That's roughly flat, whatever the listing says about a "rising market". Flats did worse, falling 2.1% over the same period. First-time buyers get a small break. Owners trying to sell a flat to move up to a house get a smaller cheque than they hoped for.

Council tax sits in the middle to upper bands. Band D is the most common, and only about 16% of homes are in bands A or B. A band D bill here is about £2,474 a year. Knock-down council tax isn't hiding in the town, whatever the agent's "all bills reasonable" line suggests.

Renting is priced at the district level. The typical private rent across the Mid Sussex area was about £1,410 a month as of April 2026, up 3.4% on the year. That's the Office for National Statistics' average for the whole district, not a figure for East Grinstead alone or a median of advertised listings. By size, a one-bed averaged about £1,000 a month, a two-bed about £1,280, a three-bed about £1,605 and four bedrooms or more about £2,196. No reliable figure exists for studios or rooms, so there isn't one here.

Affordability is a stretch rather than a fantasy. The Office for National Statistics models gross household income, before tax, at about £68,100 for the financial year to March 2023. That's a comfortable income, and the prices assume it. A couple on that money can buy a flat without much drama. The detached house needs either years of equity or a parent with opinions about the kitchen.

On price per square metre, the median here is about £4,750. That covers the 72% of sales the Land Registry could match to an energy certificate's floor area, and the typical home among them was about 88 square metres. That's a moderate-sized family house rather than a sprawling one. Sussex prices for Sussex space, and no premium for grandeur.

At the 2021 Census, about 14% of homes had one bedroom and about 24% had two. About 34% had three, and about 29% had four or more. The three-bed is the default, and there are more big family houses than small flats. That suits people moving up the ladder more than people starting on it.

East Grinstead sits above average for what houses cost locally: not a bargain, but prices are stable, the flats are within reach and the house types are clearly tiered. Buyers who know which type they're after get a fair price. Buyers who don't tend to pay for the next type up.
