What do houses cost in East Finchley?

For anyone buying or renting in East Finchley.

A typical East Finchley home sells for about £650,000, and very little actually changes hands at that figure. The flats go for under £400,000. A terrace costs about £850,000. A semi needs a sum that starts with "one and a half million". The middle number is an average of two markets that rarely meet.

The Land Registry logged 163 sales in the year to May 2026, with a median of about £650,000. Flats were the biggest group, 78 sales at a median of about £390,000. Next came 40 terraced houses at about £850,000, then 29 semi-detached houses at about £1,555,000 and 16 detached houses at about £2,725,000. A semi costs more than a flat and a terrace put together, so a growing family moving up here needs a much bigger mortgage, and most of them move somewhere else. The Bishop's Avenue was cut through the Bishop of London's hunting ground, and the detached prices still look like somebody's private estate.

The UK House Price Index for the area had an average of about £591,000 in May 2026, down about 4% on a year earlier. Flats on the same index were down about 6%. Over five years the average is up only about 3%. That is a soft market. A buyer has room to negotiate, and a seller quoting a 2021 valuation has not been told.

Band D is the most common council-tax band, and about 7% of homes fall in bands A or B. In Barnet, a band D bill comes to about £2,130 a year, and band H to about £4,270. With 1,530 homes in band H, the top band is no rarity here.

The Office for National Statistics puts the average private rent across Barnet at about £1,930 a month in April 2026, up about 4% on a year earlier. That is a mean for the whole borough, and no rent for East Finchley alone is published. By size, the borough averages about £1,485 for a one-bed, £1,840 for a two-bed, £2,230 for a three-bed and £3,170 for four bedrooms or more. Renting a three-bed here costs less each month than the mortgage on a semi, and the landlord pays the repairs.

Average household income in the area was about £90,000 a year before tax in the year to March 2023. The Office for National Statistics models that figure and averages it across the area's neighbourhoods. A flat at around £390,000 is within reach on that income. A terraced house is a real stretch, and the semis and detached houses are for buyers who already own something to sell. Gross income is also the larger of the two figures, and the net figure is what a mortgage gets paid from.

For the sales that can be matched to an energy certificate's floor area, the median price is about £8,620 per square metre. That covers about 69% of the year's sales, and the median floor area behind it is about 105 square metres. Flats with long leases and a freeholder somebody has heard of hold their value best, so ask the seller's solicitor early who owns the freehold and how long is left on the lease.

At the 2021 census, about 18% of homes had one bedroom, 29% two, 23% three and 31% four or more. Homes with four bedrooms or more are the largest group, and they are also where the prices run past seven figures.

East Finchley is poor value for a buyer, and the softer market of the past year has not changed that. A flat is affordable here. A house with a garden costs the kind of money that makes other parts of London look sensible.
