Is East Dulwich a safe area?

For anyone buying or renting in East Dulwich.

East Dulwich is one of the safer parts of its borough by a wide margin. Recorded crime here runs at about half the Southwark rate. Violence makes up a smaller share than it does across the country. What does go wrong tends to involve cars and pockets. For a dense patch of inner south London, the record is better than most people arrive expecting.

The Metropolitan Police recorded 3,686 crimes in East Dulwich in the year from June 2025 to May 2026, and the published rate for the area works out at about 84 per 1,000 residents. That is roughly 47% below the average for Southwark as a whole.

Put side by side, the two numbers make the gap plain. Southwark's published rate is about 158 crimes per 1,000 residents over the same year, against East Dulwich's 84. A buyer moving here from elsewhere in the borough is moving towards the quieter end of it, and the police's own street-level crime map lets anyone look at the few hundred metres around a specific house and see whether it follows the area's pattern.

The setting makes the number more striking. East Dulwich averages about 11,900 people per square kilometre, which is properly urban. Unemployment was about 3% at the 2021 census, and about 7% of households were overcrowded. These are crowded streets with low unemployment, and plenty of people living close together have produced a modest crime record.

The breakdown by type is where the area's character shows. Violence and sexual offences, a broad legal category that includes assaults with no injury, make up about 22% of recorded crime here, well under the national share of about 35%. Anti-social behaviour is about 19% against 16% nationally, shoplifting about 9% against 8%, and other theft about 8% against 7%, all close to the norm. The two that stand out are vehicle crime, about 12% against 5% nationally, and theft from the person, about 7% against 2%. The record leans hard towards property that can be lifted, driven or unhooked, and away from harm to people. The most serious property seizure in East Dulwich's history is still William the Conqueror taking the land off Harold in 1066, and nobody was charged for that either.

What happens after a report is a separate matter, and it is decided across the whole of London. The Metropolitan Police charges a suspect in about 10% of cases, against about 12% nationally, which places it 33rd of 42 forces in England and Wales over the year to May 2026. About 53% of its cases close with no suspect identified. Those are force-wide figures, and they describe the Met's clear-up record across the capital without saying anything about how safe East Dulwich itself is. A stolen catalytic converter here goes into the same queue as one from anywhere else in the city.

East Dulwich is safe, and safe by inner-London standards and by its own borough's, with a crime record tilted towards things more than people.
