A typical house in Devizes costs about £291,000, which is market-town money without the premium a railway station would add. Flats sell for well under £160,000. Detached houses go for over £430,000. Prices have hardly moved in a year. It's a sensible price for a town that has never tried to be fashionable.
The Land Registry recorded 266 sales in the year to May 2026, with a typical price of about £291,000. That middle figure hides a wide spread. Flats sold for around £158,000 (51 sales), terraces for about £244,000 (78), semi-detached houses for about £320,000 (61) and detached houses for about £436,000 (76). Detached houses and flats changed hands in similar numbers, so the town is building ladders at both ends. Anyone quoting the average at a dinner party is describing a house that barely exists.
The official house price index for the area rose 1.6% over the twelve months to May 2026, to an average of about £327,000. That's a small rise, and it should be read as small. Flats went the other way, down 1.8% over the same period. That's also small, but anyone who bought a flat expecting it to do the saving for them will notice. Over five years, the index is up 15%.
Band C is the most common council-tax band, and about 35% of homes are in bands A or B. A band D bill runs to about £2,570 a year. That's the number to compare with your current bill before an agent starts talking about the kitchen.

Three bedrooms is the default here, and a three-bed hunt will turn up plenty of choice, while anyone after a one-bed will be looking at a much shorter list.
Houses in Devizes are good value for what they are, with prices steady rather than hot and a middle market that ordinary incomes can still reach. It's one of the town's real strengths, provided the detached-house budget matches the detached-house dream.
