What do houses cost in Deptford?

For anyone buying or renting in Deptford.

A home in Deptford typically sells for about £420,000, and at that price it is almost always a flat. Houses come up rarely, and when one does it costs a good deal more than half a million. Flat prices have hardly moved in a year. That is good news for anyone buying now and bad news for anyone who bought expecting the local art scene to add value.

The Land Registry recorded 186 sales in Deptford in the year to May 2026, at a median of about £420,000. Flats were 149 of those sales, at a median of about £382,000. Only 35 terraced houses sold, at a median of about £665,000. Semis and detached houses sold too rarely to give a typical price. This is where Henry VIII founded the first Royal Dockyard, and today a buyer's realistic choice is mostly which flat.

The house price index for the area rose 2.3% in the twelve months to May 2026. For flats alone the rise was 0.1%, which is effectively no change. Those are published changes over a year that has ended, and they say nothing reliable about the next one. A flat bought a year ago is now worth roughly what was paid for it, less the stamp duty and the solicitor.

Band B is the most common council-tax band in Deptford, and about 48% of homes are in bands A or B. Lewisham charges about £2,240 a year at band D, which is the easiest figure to compare against your current bill. With so many homes in the bottom two bands, most households here pay well under that.

For renters, the Office for National Statistics puts typical private rent across Lewisham at about £1,820 a month in April 2026, up 2.8% on a year earlier. That is a mean for the whole borough, not a Deptford figure and not an average of advertised flats. By size, Lewisham averages about £1,450 for one bedroom, £1,780 for two, £2,040 for three and £2,700 for four or more. There's no reliable figure for studios or single rooms, so ignore anyone quoting one with confidence.

The Office for National Statistics models average household income here at about £74,000 gross for the financial year to March 2023. That is before tax, it is several years old, and it is averaged across the area. Against that income, a flat at around £382,000 is reachable with a reasonable deposit. A terraced house is a different conversation with the bank. On a payslip, gross income always looks better than what reaches the current account.

Among sales that could be matched to an energy certificate, the median price was about £6,700 per square metre for a typical home of about 73 square metres. Only about 41% of sales in the year could be matched that way, so the figure covers well under half the market. It still shows what roughly £420,000 buys here, which is a decent two-bedroom flat and very little garden.

At the 2021 Census, about 33% of Deptford homes had one bedroom, 40% had two, 21% had three and 7% had four or more. Two bedrooms is the standard purchase. A third bedroom means competing for about one home in five, and a fourth is very rare. Because most homes here are flats, ask to see several years of service-charge history. On an ordinary purchase it can change the monthly cost more than the asking price does.

Deptford is middling on price. Flats cost about what inner south-east London flats cost and have hardly moved in a year, while houses are few enough that each sale is close to a one-off.
