A typical home in Dartford sells for about £370,000, and that money buys a family terrace with a front gate. Flats come in well under it. Semis cost a good deal more. Prices have barely moved in a year. For a town with its own railway junction and a bridge to Essex, the middle of the market is surprisingly ordinary.
The Land Registry recorded 593 sales in the year to May 2026, with a median of £370,000. Terraces made up the biggest group, 262 sales at a median of £360,000. The 154 semis went for about £444,000, the 140 flats for about £230,000, and the 37 detached houses for £660,000. Detached buyers are fighting over a short list.
The official house price index for the Dartford area fell about 1% in the twelve months to May 2026, to an average of around £337,000. That is a small dip. Flats did worse, down about 3% over the same year. The riverside apartments at Langley Square, on the old GlaxoSmithKline works, came to a town where the flat market has been the soft end lately.
Band C is the most common council-tax band, and only about 17% of homes fall in bands A or B. Dartford Borough Council charges £2,375 a year for band D, the easiest figure to hold up against your current bill. Ask for the certificate's floor area and set it beside the room sizes in the particulars, because the certificate is the only document in the sale that has nothing to gain from the measurement.
At the 2021 census, about 13% of Dartford households had one bedroom, 30% had two, 40% had three and 17% had four or more. Put the three-bed share next to that 79-square-metre median and you get the typical Dartford home, a compact family house.
Prices are one of Dartford's better points for a buyer. A family terrace costs ordinary terrace money, and over the past year the market has stopped pushing up.
