What do houses cost in Darenth?

For anyone buying or renting in Darenth.

A typical house in Darenth costs about £360,000, and it's almost certainly a semi. Hardly any homes change hands in a year. Prices barely moved over the last twelve months. Three bedrooms is the default. You're buying the standard model at the standard price, and there's no village premium on top.

The Land Registry recorded 22 sales in Darenth in the year to May 2026, at a median of £361,000. Semi-detached houses accounted for 17 of them, at a median of about £362,000. Terraces made up four, at around £332,500. With semis making up almost the whole market, the headline figure is effectively the price of a semi under another name, and four terrace sales are too few to hang a negotiation on.

The house price index for the wider area shows an average of about £337,000 as of May 2026, down 0.8% on a year earlier. That's a small dip, and it should be described as one. Flats in the same index fell 3.4%, but flats are only a small part of what's on offer here. Over five years the index is up about 4%, so anyone who bought in Darenth expecting to get rich on the house has mostly been paying for somewhere to live.

Band C is the most common council tax band, and only 14% of homes are in bands A or B. Dartford charges £2,375 a year for band D and about £1,583 for band A, which is the bill most households here can't get down to, because cheap-band homes are thin on the ground.

Across the Dartford borough, private rents average about £1,560 a month as of April 2026. That's a mean from the Office for National Statistics rental index, not a median of advertised lets. By size, the borough averages are about £1,080 for one bedroom, £1,405 for two, £1,690 for three and £2,350 for four or more. Since three bedrooms is the home Darenth mostly has, the £1,690 line is the one to set against a mortgage quote.

The Office for National Statistics models median household income at around £60,600 a year before tax for the area around the village. That figure covers the financial year to March 2023, so it's a few years old and gross, while the mortgage is paid from what's left after tax. Against a £361,000 semi, that puts buying within reach for a household with a decent deposit and makes it a stretch for one without.

Every one of the 22 sales could be matched to a floor area on its energy certificate, so the price per square metre covers the whole year's market: a median of about £4,850 per square metre on a typical floor area of 73 square metres. That's a modest family house by any measure, and the figures don't suggest anything grander is on sale.

The 2021 census confirms the shape of the place. About 58% of homes have three bedrooms, 26% have two, 10% have four or more and 7% have one. If you're searching for a four-bed in Darenth, you're searching for one home in ten.

Darenth is middling on price. A full Dartford-borough price buys an ordinary three-bed semi, and that's what you get.
