Who lives in Clapton, London?

For anyone buying or renting in Clapton, London.

Clapton is mostly renters in their early thirties, with home owners a small minority. Only about one household in four owns its home. The typical resident is 33. Nearly half have a degree, and about one in five has no qualifications at all. Two quite different populations share these streets, and there are far more tenancy agreements than title deeds between them.

All the population figures here come from the 2021 census. About 27% of households own their home, about 29% rent privately and about 42% rent from a social landlord. That makes the council and the housing associations the biggest landlords in Clapton, and the owners the smallest group of the three. A buyer here joins the minority, and the people who set the tone of most buildings are the ones who manage them.

The median resident is 33, and about 37% of residents are between 25 and 44. Full-time students make up only about 2%, so the young adults here are working, not studying, and nothing like a university campus sets the age of the place.

The Office for National Statistics models typical household income across the area at about £70,000 a year before tax, for the financial year to March 2023. That is one figure averaged across households in social housing, private flat shares and owner-occupied terraces, so it describes very few of them. It is a decent income for most purposes, but at Hackney prices it does not buy a terrace.

The households are a mix of young adults, families and people living alone. About 32% of households are one person living alone, and about 8% are pensioners living on their own, who are counted within that 32%. Couples with children make up about 17% of households, and lone-parent households another 17%. Few places have those last two shares equal, and here they are.

About 47% of residents have a degree-level qualification and about 19% have no qualifications. Both groups are large, they live side by side, and the census gives no reason to read more into it than that. Fewer than one resident in thirty is a full-time student.

About 84% of residents describe their health as good or very good, and about 5% as bad or very bad. Across Hackney as a whole, smoking runs at about 15%, similar to England, and the borough's rate of preventable deaths is also similar to England's. Those are borough measures set against the national picture, and neither singles Clapton out in either direction.

For a buyer, the people side of Clapton is its weakest point. Most of your neighbours will hold a tenancy, households are split between very different circumstances, and the owner who wants to be among fellow owners will be outnumbered on almost every street.
