What do houses cost in Chorleywood?

For anyone buying or renting in Chorleywood.

Houses in Chorleywood cost about £880,000 at the median, and that is the middle of the market. Detached houses go for well over a million. Four in ten homes are detached. More than half have four bedrooms or more. In this village the starter home is a semi.

The Land Registry recorded 114 sales in the year to May 2026, at a median of about £880,000. That headline blends very different markets. The 68 detached houses sold for a median of £1,296,250. The 22 semis went for about £760,000, the six terraces for about £540,000 and the 18 flats for about £335,000. The flat price is the only number on that list a first-time buyer can read without sitting down.

The house price index has eased slightly. For the wider area it covers, the index average was about £577,000 in May 2026, down about 1% over twelve months, while flats were down about 3%. Anyone waiting for Chorleywood to fall within reach will need more patience than a 1% dip asks for.

Council tax tells the same story. Band G is the most common band in Chorleywood, and only about 5% of homes are in bands A and B. A band D home pays about £2,420 a year. Councils use band D as the benchmark, and here it is the cheap end of the street.

The Office for National Statistics puts typical private rent across Three Rivers at about £1,810 a month in April 2026. That is a mean for the whole district, so it does not describe Chorleywood alone. By size, the district averages about £1,260 for one bedroom, £1,570 for two, £1,950 for three and £2,760 for four or more. Four or more bedrooms is the figure that matters locally, because that is what most of Chorleywood is built from.

The Office for National Statistics also models typical household income across Chorleywood's neighbourhoods at about £79,000 a year before tax, for the financial year to March 2023. Against a median sale of about £880,000, that is a stretch even for a comfortable household, and buyers without equity from a previous home will struggle with the mortgage sums. Gross pay is the number lenders admire and the household never actually takes home.

Price per square metre gives a fairer comparison. Of the 62 sales in the last year that could be matched to a floor area on an energy certificate, about 54% of the total, the median price was about £6,600 a square metre, for a typical home of 136 square metres. The energy performance certificate register is public. Look up the certificate's floor area for any house on your list and compare it with the size in the particulars.

At the 2021 census, about 55% of Chorleywood households had four or more bedrooms, 25% had three, 15% had two and 4% had one. Four bedrooms is the standard unit, and one-bedroom homes barely register.

Houses in Chorleywood are expensive in every category that sells in any number, and a 1% dip in the index does not change that. For buyers without equity behind them, value here is poor.
