Is Chorleywood a good place to live?

For anyone buying or renting in Chorleywood.

Chorleywood is a comfortable, well-kept village that looks after the people already inside it and charges newcomers a steep fee at the door. Eight in ten households own their home. About half the adults have a degree. A typical sale costs nearly £900,000. The neighbours are the selling point, and the neighbours have already bought.

The ownership figure is about 82%, and the median resident is 46. The Office for National Statistics models typical gross household income across the area at about £79,000 before tax, for the financial year to March 2023. People here buy in and stay. The Black Horse pub turned up in Peep Show, a sitcom about two flatmates making a mess of adulthood. Chorleywood supplied the pub, which is the only part of that story most residents would recognise.

The Land Registry recorded 114 sales in the year to May 2026, at a median of about £880,000. The 68 detached houses went for a median of £1,296,250 and the 22 semis for about £760,000. Only six terraces sold, at about £540,000, and the 18 flats went for about £335,000. Council tax follows the same logic. The most common band is G, and only about 5% of homes are in the bottom two bands. Six terraced sales in a year is the whole budget end of the market, and it moves at the pace of a waiting list.

Renting is the side door, and it is a narrow one. Typical private rent across the Three Rivers district was about £1,810 a month in April 2026, an Office for National Statistics average for the whole district. Only one Chorleywood household in ten rents privately, so that figure mostly describes other people's streets.

The council-tax valuation list says what kind of place this is. About 40% of homes are detached, 22% semi-detached, 19% flats and 10% bungalows. Terraces make up only 7%, and about 18% of homes were built before 1930. Energy certificates are middling: about 42% are rated C or better, 40% are D and 18% are E or worse. About 84% of homes run on mains gas. Lady Ela Sackville Russell bought Chorleywood House in 1892 and turned its grounds into a model estate with market gardens. The modern version is a detached house with a garden of similar ambition and a band D certificate to go with it.

Hertfordshire Constabulary recorded crime at about 49 per 1,000 residents in the year to May 2026, well below the Three Rivers average of about 69 per 1,000. Vehicle crime is about 7% of the total, against 5% across England and Wales. Those are well-stocked driveways, and somebody has noticed.

Altering a home here takes patience. There are 66 listed buildings, one at Grade I and two at Grade II*, and nine conservation areas in and around the village, including Chorleywood Common, the Station Estate and Heronsgate. Inside those boundaries, windows, extensions and front walls turn into a conversation with the Three Rivers planners. The Quakers came to Chorleywood because the locals promised them sanctuary from the authorities. Anyone in a conservation area hoping for plastic windows will find the authorities caught up eventually.

Chorleywood station has Metropolitan line trains and Chiltern Railways services to Marylebone, and the M25 junctions are on the edge of the village. At the 2021 census, though, only about 1% of working residents commuted by train, about a third drove and about 54% worked from home. That census was taken during lockdown, which inflated the working-from-home share. There are 90 bus stops in and around the area, and the 75 with timetable data average 47 weekday departures. Gigabit broadband reaches about 95% of premises. For a village the railway built, it has taken to broadband with suspicious enthusiasm.

None of Chorleywood is in the Environment Agency's river-and-sea flood zones. Surface water is a different measure. About 6% of postcodes are flagged high on at least one flood indicator, including surface water, 8% medium and 19% low. Any water trouble here comes as rain with nowhere to go.

The nine primary schools in the postcode district average a Key Stage 2 maths score of about 107. The two secondaries average an Attainment 8 score of about 58. Chorleywood Primary School and Christ Church Chorleywood Church of England School are the village primaries. The Royal Masonic School for Girls was a filming location for Indiana Jones and the Last Crusade. Parents chasing a primary place here will recognise the plot: a long search under strict rules, against rivals who want the same prize.

The nearest green space is about 450 metres from the average front door, with about seven within a kilometre, and water is about 620 metres away. Chorleywood Common is the obvious one, and the Chilterns Area of Outstanding Natural Beauty starts where the village ends. A line through Chorleywood once divided Mercia from Wessex and now divides Hertfordshire from Buckinghamshire, so the morning dog walk can cross an old kingdom border before breakfast.

John Saunders Gilliat, Governor of the Bank of England from 1883 to 1885, lived at Chorleywood House. The ballroom dance teacher Josephine Bradley, the judge Scott Baker and the civil engineer Harley Dalrymple-Hay are among the names linked to the village. A central banker in the big house is about the most fitting resident Chorleywood has ever had.

Chorleywood is right for buyers moving out with London equity, whose work mostly happens at home and whose children are heading for the village primaries. First-time buyers looking for a terrace and anyone who wants a late night out should look further down the line. It is a better-than-average place to live, because the community that makes it worth joining is the same thing that makes it so expensive to join. Buy here if your budget can cover the entry price.
