What do houses cost in Chipping Ongar?

For anyone buying or renting in Chipping Ongar.

A typical home in Chipping Ongar sells for about £437,000. A detached house costs nearer £750,000. A flat is about a third of that. Most of what changes hands is a three-bedroom family house, priced for the people who already own one. Ongar charges full commuter money, and it doesn't even have a commuter train.

The Land Registry recorded 79 sales across the Chipping Ongar area in the year to mid-May 2026, at a typical price of about £437,000. By type, the 14 detached houses went for about £750,000, the 32 semis for about £475,000, the 11 terraces for about £445,000 and the 22 flats for about £254,000. With only eleven terraces in a year, the terrace figure tells you about those eleven houses and very little about anyone else's, so for a terrace it pays to pull the street's own sold prices from the Land Registry. Since the war, green belt policy has sent new housing somewhere else, so nobody has built a cheaper version of the town next door. The prices know it.

The official house price index for the area put the average at about £536,000 as of May 2026, up about 6% over twelve months, and flats rose about 3% over the same year. Over five years the index is up about 10%. Anyone who says Ongar only ever goes up should be shown the five-year figure.

Band D is the most common council tax band here, and Bands A and B together cover only about 6% of homes. A Band D bill from Epping Forest comes to about £2,280 a year, and that's the line most of the town's households pay.

Across Epping Forest district, typical private rent is about £1,840 a month as of April 2026, up about 7% on a year earlier. The figure is a district-wide mean from the Office for National Statistics' rent index, and it covers far more than Ongar. By size, a one-bed averages about £1,220 a month, a two-bed about £1,580, a three-bed about £1,930 and a four-bed or larger about £2,870. Nobody publishes studio or room rents for the district. At those figures a year of renting a three-bed goes a fair way towards a deposit, which is usually the point people start doing sums.

The Office for National Statistics models gross household income in the Chipping Ongar area at about £64,000 a year before tax, for the financial year to March 2023. Against a typical sale of £437,000, that is a stretch, and a detached house at £750,000 needs a different kind of household altogether. A first-time buyer on that income is mostly looking at the flats, and in a whole year 22 of those sold.

Of the sales that could be matched to an energy certificate's floor area, about 70% of the total, the typical price was about £5,200 per square metre, for a typical home of about 89 square metres. That is the measure to hold a valuation against, because a square metre can't be photographed with a wide-angle lens.

At the 2021 census, about 43% of homes in the area had three bedrooms and 28% had four or more. Two-beds made up about 20% and one-beds about 10%. The three-bed family house is what Ongar has most of and what people fight over, and with so few one-beds the bottom rung of the ladder here is mostly a waiting list.

For what it costs, Chipping Ongar is poor value. Buyers pay the price of a well-connected commuter town in a place where getting to work means owning a car.
