What do houses cost in Chigwell?

For anyone buying or renting in Chigwell.

A typical Chigwell house sells for about £730,000, and the cheaper routes in are narrow ones. Detached houses go for well over a million. Flats are the only kind of home that sells for under half a million. Most homes are in the second-highest council-tax band, so you pay once at completion and again every April. Chigwell is expensive to buy into and it stays expensive afterwards.

In the year to April 2026 the Land Registry recorded 80 sales in Chigwell, with a median of about £731,500. By type, the 22 detached houses sold for a median of about £1,217,500 and the 30 semis for about £757,500. The 14 terraces went for about £498,000 and the 14 flats for about £442,000. With only 14 sales each, the terrace and flat figures describe the few homes that sold that year, not a settled market. The cheap end of Chigwell is small, and plenty of people are competing for it.

The house price index for the area rose about 6% in the twelve months to May 2026, and the flat index rose about 3%. Those are past changes over a single year. Houses gained more than flats, so the cheapest homes are now further behind the rest than they were a year ago.

Council tax follows the house prices. On the valuation list, the most common band in Chigwell is G, and only about 15% of homes are in bands A or B. Epping Forest's band D bill is about £2,280 a year, and a band H home pays about £4,550. Check the band for the exact property on the Valuation Office Agency's list, because next door can easily sit two bands away. Particulars usually put the bedroom count in bold and leave the council-tax letter for you to find.

Renting costs less upfront but adds up over time. The Office for National Statistics' index puts the typical private rent across the Epping Forest district at about £1,840 a month in April 2026. That is a mean across the whole district, not a figure for Chigwell's own streets. By bedroom count, the district averages are about £1,220 for one bedroom, £1,580 for two, £1,930 for three and £2,870 for four or more. The index publishes no figures for studios or rooms.

The Office for National Statistics models gross household income in Chigwell at about £72,500, before tax, for the financial year to March 2023. That is a comfortable income almost anywhere, and it still falls well short of the median house price here. Most buyers who get in are bringing equity from a previous sale. The households who already live here could mostly not afford to buy here again on their wages alone.

Among the sales that could be matched to an energy certificate, 81% of the year's total, the median price was about £5,830 per square metre, on a typical floor area of about 125 square metres. That floor area belongs to a proper family house, with room for the home office and the rowing machine that now holds the coats. Chigwell's prices buy you space, not a postcode with a small flat attached.

The 2021 Census bedroom figures point the same way. About 6% of homes have one bedroom, 25% have two, 28% have three, and 41% have four or more. Four-bedroom houses are the most common type in Chigwell, and they are also the most expensive.

On price, Chigwell does poorly. The town is pleasant enough, but almost every home in it costs serious money to buy and to keep.
