What do houses cost in Chelmsford?

For anyone buying or renting in Chelmsford.

A typical Chelmsford home sells for about £380,000, and the market has spent the past year holding still. Flats go for the low two hundreds. Semis cost well over four hundred thousand. Prices barely moved in twelve months. Chelmsford has found its price and is staying there.

The Land Registry recorded 1,217 sales in the city in the year to the end of May 2026, at a median of about £380,000. Flats sold for about £222,000 and terraces for about £365,000, with 316 sales of each. Semi-detached houses went for about £434,000 across 344 sales, and detached houses for about £565,000 across 241. King John granted Chelmsford its market charter in 1199, and the semi has turned out to be the city's best-selling stock ever since anyone started counting.

The official house price index for Chelmsford had average prices up 0.4% in the year to May 2026, a change small enough to round away. Flats did worse, falling 2% over the same twelve months. Houses stood still while flats slipped, so the people who lost ground were the ones who bought the cheapest way in.

Council tax is mostly Band C, and 20% of homes are in Bands A and B. A Band D home pays about £2,300 a year. Both councils that set the bill, Essex County Council and Chelmsford City Council, have their headquarters in the city, so complaints don't have far to travel.

Renting across the Chelmsford council area costs about £1,440 a month, the typical private rent as of April 2026. That figure is a mean from the Office for National Statistics rent index for the whole authority, so it describes the area and can't be read as the price on any one street. By size, a one-bed averages about £1,060 a month, a two-bed about £1,300, a three-bed about £1,550 and a four-bed or larger about £2,230. Nobody publishes reliable figures for studios or single rooms.

Household income in the city averaged about £69,000 a year before tax in the financial year to March 2023, a modelled Office for National Statistics estimate that is now a few years old. Against a median sale price of £380,000, that makes buying a stretch for a single local income and possible for two. The sums look kinder to a household with one salary paid in London, which helps explain why the trains to Liverpool Street are so full in the morning.

The median price per square metre is about £4,600, for a typical floor area of 83 square metres. Those figures cover the sales that could be matched to an energy certificate's floor area, which is 87% of them. Floor area is the number particulars most often leave out, so it is worth checking the energy certificate for any house you're seriously considering and setting its square metres against the asking price.

At the 2021 census, 13% of the city's homes had one bedroom, 24% had two, 39% had three and 24% had four or more. The three-bed is what the post-war city was mostly built around, and it is the size buyers here will find the most choice in.

For a county town on a main line into London, Chelmsford's houses cost about what they should. With the index flat, buyers aren't paying a premium for being in a hurry.
