What do houses cost in Chadwell Heath?

For anyone buying or renting in Chadwell Heath.

A typical home in Chadwell Heath sells for about £440,000. Terraces and semis go for almost the same money. Flats cost about half that. Prices have barely moved in a year. Most of what you are paying for is a three-bed terrace on the Elizabeth line.

The Land Registry recorded 181 sales in Chadwell Heath in the year to May 2026, and the median came out at about £442,500. Terraces made up most of them, 111 sales at a typical £473,000. The 24 semis went for about £471,000 and the six detached houses for about £470,000. That leaves a buyer paying the same price whether they share two walls with the neighbours, one or none. The 40 flats that sold went for about £244,500, so they are the only real way in for a buyer on a smaller budget.

The government's house price index for the wider area put the average at about £496,000 in May 2026, up 2.4% on a year earlier. Flats went the other way, down 0.4% over the same twelve months. Both moves are small. A year of small moves is about all the market has to report, and it tells you nothing about next year.

Band D is the most common council tax band here, and about 21% of homes are in bands A or B. The band D bill comes to about £2,295 a year. Chadwell Heath is split between Redbridge and Barking and Dagenham, so ask which council actually sends the bill for the house you are looking at.

Flats are where the sums start to work.

Among the sales that could be matched to an energy certificate, about 94% of them, the median price was about £4,900 per square metre. The typical floor area behind those sales was about 85 square metres. That is a family-sized house at London prices, with an Essex postcode on the envelope.

The 2021 Census counted about 42% of homes with three bedrooms, 29% with two, 18% with four or more and 11% with one. Three bedrooms is what the street is made of, and it is also what most buyers are chasing, so expect to see the same faces at the second viewing.

Houses in Chadwell Heath are priced in the middle, neither cheap nor punishing for London. What makes them awkward is that a terrace costs as much as a semi.
