What do houses cost in Catford?

For anyone buying or renting in Catford.

A typical home in Catford sells for about £475,000, but that figure is an average of two quite different purchases. Flats go for about a third of a million. Terraced houses go for well over half a million. Semis cost more again. Which of those you're buying matters far more than the headline median.

The Land Registry recorded 348 sales in the year to the end of May 2026, with a median of about £475,000. The split by type is wide. The 134 flats that sold had a median of about £332,000, the 162 terraced houses about £578,000, and the 50 semi-detached houses about £630,000. Terraces made up the biggest group. The gap between a flat and a terrace is roughly the price of another flat, and the semis are rare enough that a single sale moves their median.

The Land Registry's house price index for the area put the average at about £497,000 in May 2026, up about 2% on a year earlier. Flats barely moved, up about 0.1% over the same twelve months, which in practice means they stayed where they were. Over five years the index is up about 9%. That's a slow climb, and almost all of the recent growth came from houses.

Council tax is mostly mid-range. Band C is the most common band, and about 30% of homes are in the two cheapest bands, A and B. Lewisham's band D bill is about £2,240 a year, and that's the number to set against what you pay now.

Renting across Lewisham costs about £1,820 a month, the borough's mean private rent from the Office for National Statistics index, with a one-bed averaging about £1,450, a two-bed about £1,780, a three-bed about £2,040 and four bedrooms or more about £2,700. The borough figure covers places as different as Blackheath and Bellingham, so a Catford flat may not land exactly on it. There's no published figure for studios or single rooms.

Household income in Catford was modelled at about £71,400 a year before tax for the financial year to March 2023. Set against a £332,000 flat, that's a mortgage a working couple can plan for. Set against a £578,000 terrace, it's a much bigger stretch. The figure is gross and three years old, and lenders work from the take-home pay, so the terrace is harder still than that comparison makes it look.

For the sales that could be matched to an energy certificate's floor area, about 79% of them, the median price was about £5,960 per square metre, on a typical floor area of about 90 square metres. Floor area is worth checking on any listing here. Converted flats in old terraces vary a lot in size, and the bedroom count says nothing about how big the rooms are.

At the 2021 Census, about 20% of Catford households had one bedroom, 28% had two, 36% had three and 16% had four or more. Three bedrooms is the most common size, which makes sense with so many terraces. Four bedrooms is the size buyers end up competing over.

Catford is middling on price. Flats are within reach of a two-income household, and a terraced house costs about what you'd pay for one in many other parts of inner south-east London.
