What do houses cost in Byfleet?

For anyone buying or renting in Byfleet.

A typical Byfleet home sells for about £490,000. Flats go for about a third of a million. Detached houses cost the best part of a million. Prices barely moved in a year. That is mid-range money for a village made mostly of mid-sized houses.

The Land Registry recorded 154 sales in Byfleet in the year to May 2026, at a median of about £492,500. The median hides a wide spread across property types. Detached houses sold for a median of about £815,000, semis about £517,000, terraces about £452,500 and flats about £325,000. Sales were close to evenly split, with 35 detached, 42 semis, 36 terraces and 41 flats. In Byfleet the gap between a flat and a detached house is worth about half a million pounds, which is roughly the price of a semi.

The official house price index for the wider area shows prices down 0.2% in the twelve months to May 2026. That is a rounding error. Flats fell further, by about 2% over the same year. The index covers more ground than the village and measures change, not the price of any one house. Even so, a market that has stood still for a year gives a buyer time to read the survey properly.

Band D is the most common council-tax band in Byfleet, and Bands A and B together cover only about 9% of homes. A Band D home here pays about £2,560 a year. That bill is the same whether the house is a post-war semi or something grander that happened to land in the same band.

Private rent in Elmbridge averages about £1,830 a month as of April 2026. That is the Office for National Statistics' mean across the whole borough, not a figure for Byfleet's own streets. By size, the borough average is about £1,220 for a one-bed, £1,540 for a two-bed, £1,870 for a three-bed and £2,800 for four bedrooms or more. Rents across Elmbridge were about 3% lower than a year earlier, the rare landlord's market that went backwards.

The Office for National Statistics' modelled figures put gross household income in Byfleet at about £75,000 in the financial year to March 2023. That is income before tax, and it is three years old. On that money a flat is within reach for a couple with a decent deposit. A terrace is a stretch, and a detached house usually means equity from a previous home. Gross income always looks healthier on the form than in the bank account it ends up in.

Byfleet's median sale price works out at about £5,550 per square metre, for a typical floor area of about 88 square metres. Those figures cover only the sales that could be matched to a floor area on an energy certificate, about 71% of the year's sales. Ask for the floor area on any house you view, because Byfleet's price per square metre is the most useful figure for seeing whether an extension has been priced like original floor space.

The 2021 census shows a village built for families who stay put. About 34% of households have three bedrooms and about 32% have four or more. Two-bed homes make up about 26% and one-beds only about 8%. A single buyer or first-timer is fishing in the smallest pond in Byfleet.

Byfleet's prices are middling. They are steep against local incomes and flat against last year, and you get a solid family house for solid family money.
