Who lives in Brookwood, Surrey?

For anyone buying or renting in Brookwood, Surrey.

Mostly young-ish, well-off families who own their house and intend to stay in it. Seven in ten households own their home. The typical resident is in their late thirties. Nearly half have a degree. It's the commuter-belt family, just with a heath instead of a golf course.

Brookwood is small: 1,849 people in 725 households at the 2021 Census, which is the source for every population figure on this page. About 73% of households own their home, and about 23% rent privately, with social renting a small slice at about 3%. That's an owner-occupier village with a modest rental market attached, the sort of place where the "To Let" boards get noticed.

The typical resident is about 38, younger than the retirement-bungalow image of rural Surrey would suggest. About 32% of residents are aged 25 to 44, the age range that tends to have a mortgage, a toddler and very firm views on nursery fees. These are people in the thick of it rather than winding down.

Money is not the problem here. Modelled household income before tax averaged about £84,600 in the financial year to March 2023. That's a gross figure, modelled by the Office for National Statistics across the local area, and it describes that year rather than today. It's the kind of household income that makes a Surrey mortgage possible rather than comfortable, which says as much about Surrey as it does about Brookwood.

The household make-up leans hard towards families. About 29% of households are couples with children, and about 7% are lone parents. About 19% are people living alone, and within that, about 10% of households are a single pensioner. The school run is a bigger part of village life than the bingo.

On qualifications, about 48% of residents hold a degree, about 9% have no formal qualifications, and about 2% are full-time students. With no university nearby and not much for twenty-year-olds to do after nine, the students mostly left for somewhere with a nightclub.

Brookwood's residents are one of its real strengths: settled, working-age owners with good incomes and growing families, the kind of neighbours who stay long enough to learn your name.
