Most people in Brockley are thirty-somethings who finished their studies some time ago and now rent or are paying off a mortgage. Just under half own their home. The rest are split almost evenly between private landlords and social housing. More than half hold a degree. It is a young, educated and mixed district, with a lot of different situations sharing the same streets.
Owners and renters are close to even. The 2021 census, which supplies every population figure here, counted about 46% of households as owner-occupiers, about 27% renting privately and about 26% in social housing. Private and social renters are almost exactly level, so a privately let flat and a housing-association home can easily sit side by side on the same street.
Brockley is young. The median resident is about 35, and around 38% of people are aged 25 to 44. Only about 3% are full-time students, so the district skips the student years and fills up straight afterwards.
For income, the Office for National Statistics models median household income across Brockley at about £74,800 before tax for the financial year to March 2023. That figure is three years old and gross, which always sounds better than what reaches the bank account.
Households come in many shapes. About 28% are one person living alone, and around 6% of households are a single pensioner, a smaller group within that figure. Couples with children make up about 19% of households and lone parents about 14%. Two-thirds of households fall into none of those categories, which leaves a lot of shared flats, couples without children and grown-up children still at home.
More than half of residents, about 57%, hold a degree, and about 11% have no qualifications. With 57% holding a degree and only 3% studying for one, most people seem to have arrived here after finishing university.
On health, about 87% of Brockley residents describe their health as good or very good. Across Lewisham borough, preventable deaths and smoking both come out similar to the England average. Those borough figures cover every ward from here to the far end of Lewisham, and they say nothing particular about Brockley.
On this measure Brockley comes out middling. The population is young and well qualified, but the borough as a whole is less well off, and private owners and social tenants live side by side on the same streets.
