What do houses cost in Broadstairs?

For anyone buying or renting in Broadstairs.

Around £339,000, and the sea comes cheaper than the postcards imply. Flats go for under £200,000. Detached houses clear half a million. Prices have barely moved in a year. The quiet is included in the price and the view is billed separately.

The Land Registry recorded 320 sales in Broadstairs in the year to May 2026, at a median of about £339,000. That single figure hides a wide spread. Detached houses, the biggest group with 112 sales, went for a median of about £531,000. Semis, with 99 sales, sold for about £330,000. Terraces, only 53 of them, went for about £270,000, and the 56 flats sold for about £197,000. The gap between a flat and a detached house here is the gap between a first rung and a retirement plan, and both are trading in the same streets.

The direction of travel is flat, which in this market counts as news. The official house price index for the area put the average at about £268,000 in May 2026, down by less than 1% on a year earlier. Flats fared worse, down about 4% over the same twelve months. Nobody should read a crash into a change that small, and nobody should read a bargain into it either. It is a market catching its breath, with flat owners doing most of the breathing.

Council tax is modest by seaside standards. Band C is the most common band, and about 35% of homes sit in the two cheapest bands, A and B. A band D bill in Broadstairs runs to about £2,490 a year, which is the number most buyers can hold up against their current bill and wince or relax accordingly.

Renting is priced at district level. The typical private rent across the Thanet area was about £1,110 a month in April 2026, up about 6% on a year earlier. That is a mean from the Office for National Statistics rent index, covering the whole of Thanet, not a Broadstairs-only figure. By size, a one-bed averaged about £765 a month, a two-bed about £995, a three-bed about £1,220 and a four-bed or larger about £1,670. Figures for studios and single rooms aren't published. Landlords with sea-view flats will quote above these numbers and tell you it's the view you're paying for, which is at least honest.

Affordability depends on where the money comes from. Median gross household income, before tax, was about £51,000 in the financial year to March 2023, the latest year the Office for National Statistics has modelled. On a local income alone, the median house is a stretch. With equity from a sale somewhere more expensive, it isn't, and the price list reads like it was set with that second buyer in mind.

Price per square metre gives a cleaner comparison. Of the sales that could be matched to an energy certificate's floor area, about 83% of the total, the median came out at about £3,900 per square metre, and the typical home behind that figure had about 90 square metres of floor space. Buyers comparing Broadstairs with another town should use this number, since it strips out the difference between a studio and a five-bed.

That typical floor area fits the bedroom mix. At the 2021 Census, about 9% of homes had one bedroom, 29% had two, 38% had three, and 25% had four or more. Three bedrooms is the town's default setting, and anyone hunting for a one-bed will find the choice thin and the competition from investors less so.

Broadstairs sits a notch above middling on price: not cheap, but fair for a seaside town with this much coast, and softer this year than sellers would like you to notice.
