What do houses cost in Bridport?

For anyone buying or renting in Bridport.

A house in Bridport costs about £340,000, and that number is hiding four different markets. A flat goes for under two hundred thousand. A detached house goes for around half a million. Terraces sit nearer the flats than the houses. The median is a shrug; the property type is the actual answer.

The Land Registry recorded 180 sales in the year to May 2026, at a median of £340,000. Detached houses ran to a median of £490,000 over 65 sales. Semis came in at £350,000 over 31. Terraces reached £282,000 over 53, and flats £190,000 over 31. On paper the flat market and the detached market are the same town. They are not.

The published house price index for the area put the average at about £326,000 as of May 2026, up around 1% over the twelve months, which is movement in the sense that a parked car with the handbrake off is moving. Flats went the other way over the same year, down about 2%. Neither of those is a story. Both of them are worth knowing before somebody in a branch office tells you the market is doing something dramatic.

Council tax lands most often in band C, and about 34% of dwellings sit in bands A or B. A band D bill runs to roughly £2,770 a year, which is the number to hold against whatever you are paying now, because it is the one that arrives whether or not the view lives up to the listing photographs.

Renting is measured across the Dorset area rather than the town itself. The Office for National Statistics index puts the mean private rent at about £1,040 a month as of April 2026, with a one-bedroom at about £720, a two-bedroom at about £950, a three-bedroom at about £1,170 and four or more at about £1,660. That is a mean across a large rural authority, so read it as a direction of travel rather than a quote for a specific front door.

Against those prices, modelled household income for the area came to about £45,700 gross, before any tax, for the financial year to March 2023. A £340,000 median on a £45,700 gross income is comfortable on two decent salaries and a serious piece of arithmetic on one. That gap is why so much of what sells here sells to people who already own something else.

Of the sales that can be matched to an energy certificate's floor area, about 67% of them, the median price per square metre is around £4,330, on a typical floor area of about 84 square metres. Eighty-four square metres is a modest three-bedroom house, and it is worth measuring your own furniture against that before viewing anything.

On the 2021 census, about 38% of homes have three bedrooms and about 33% have two, with about 14% at one bedroom and about 15% at four or more. The town was built for couples and small families, and anyone hunting a fourth bedroom finds out quickly how many other people are doing the same thing on the same weekend.

For a market town inside a protected landscape with a working harbour attached, that price list is one of the stronger cards Bridport holds. Nothing here is cheap. A good deal of it is fair, and on this stretch of coast that is the rarer quality.
