What do houses cost in Braunton?

For anyone buying or renting in Braunton.

About £375,000 buys the middle of the market. Detached goes for around half a million. A terrace lands near three hundred thousand. Flats hardly exist here and are priced like the afterthought they are. Braunton is not a cheap village, and unlike a lot of the coast it has never bothered pretending to be one.

The Land Registry's twelve months to May 2026 recorded 90 sales in Braunton, with the typical one at £375,000. Type does most of the sorting. Detached houses came in around £495,000 across 39 sales, semis about £365,000 across 22, and terraces about £295,000 across 23. Flats sat at roughly £205,000, but on only six sales, which is a base thin enough that a single unusual conversion drags the whole figure about. Nobody should plan a purchase around that one.

The published house price index for the area put the average at about £278,000 as of May 2026, up by under 1% across the twelve months. That is a flat year rather than a story. Flats specifically went the other way, down about 3% over the same period, which is what happens to the least wanted category in a village where the local ambition is a bungalow with a garden.

Council tax mostly lands in band C, with about 34% of dwellings sitting in bands A or B. A band D household pays roughly £2,640 a year, which is the number worth holding against your current bill before anyone starts talking about sea air.

Renting is measured across the whole North Devon area rather than the village itself, and the Office for National Statistics index gives a mean private rent of about £850 a month as of April 2026. By size that runs to around £590 for a one-bed, about £780 for a two-bed, about £970 for a three-bed and roughly £1,340 for four bedrooms or more. That is an average across the district, not a Braunton price list, and the difference between the two is the part letting agents let you discover on your own.

Set the prices against local earnings and the gap is the whole affordability question. Modelled household income for the financial year to March 2023 came out at about £56,500 gross, before any tax comes off. A typical £375,000 sale sits a long way above what that income comfortably supports, which is why so much of the buying here is done by people arriving with equity from somewhere else rather than by people who grew up in the parish.

By floor space, the sales that could be matched to an energy certificate, about 80% of them, work out at roughly £4,080 per square metre, on a typical floor area of about 91 square metres. That is the honest way to compare a Braunton house with a house anywhere else, and it is also the reason a bungalow with a decent footprint feels expensive on paper and reasonable in person.

Bedroom mix explains the search results. Around 42% of households are in three-bedroom homes and about 24% in four or more, with roughly 27% in two-bedroom places and only about 7% in one-bed. Anyone hunting a small flat is competing over a category the village barely built.

Braunton prices are middling: not the bargain that inland North Devon can still throw up, not the coastal premium of somewhere that has been discovered twice over. What the money buys is a house with room in it, in a place where the dunes and the beach are free and the mortgage is the only part anyone argues about.
