What do houses cost in Braintree, Essex?

For anyone buying or renting in Braintree, Essex.

A typical Braintree home sells for about £300,000, and buyers get more house for it than the town's reputation would lead them to expect. Flats change hands for well under £200,000. A detached house costs a bit over £440,000. Three bedrooms is the default. The prices have barely moved in a year, which is a decent time to be the one buying.

The Land Registry recorded 513 sales in Braintree in the year to May 2026, with a median price of about £300,000. The 108 flats sold for a median of around £170,000, the 142 terraces for £280,000, the 163 semis for £323,000 and the 100 detached houses for £442,000. The jump from terrace to semi is the cheapest step up in the town. Most of the Courtauld-era wealth went into the town hall and the gardens, so the post-war semi is the house most buyers in Braintree end up with.

Across the year to May 2026, the house price index for the area put the average price at about £321,000, down 0.4% on twelve months earlier. That is a flat year and nothing more dramatic. Flats did worse, falling about 4% to an average of around £152,000, while the index is still about 10% higher than five years earlier. The fall is concentrated in flats, so someone selling a two-bed flat this year had a harder time of it than their neighbour selling a semi.

Band C is the most common council-tax band in Braintree, and about 37% of homes are in bands A or B. Band D costs about £2,280 a year, and band A about £1,520. Most households pay a bill below the band D figure, which makes it a useful ceiling to compare against your own.

The Braintree local authority's typical private rent is about £1,230 a month as of April 2026, about 5% up on a year earlier. By size, a one-bed averages around £860 a month, a two-bed £1,110, a three-bed £1,370 and a four-bed or larger about £2,000. These are means from the Office for National Statistics rent index across the whole district, so they cover the villages as well as the town and say nothing about one street. Studio and room rents are not published.

The Office for National Statistics models median household income across Braintree at about £59,000 a year before tax for the financial year to March 2023, or about £42,000 once tax is taken off. Against a £300,000 median house, that puts a typical home within reach of a household with two incomes and out of reach of most single buyers. The figure is also more than three years old, while the price is from this year.

For the sales that could be matched to an energy certificate, about 86% of them, the median price was about £3,800 per square metre, on a typical floor area of 79 square metres. The remaining sales had no matching certificate, so they are not counted in that figure. Since the same rate describes everything from a flat over a shop to a detached house on the edge of Rayne, it works better for comparing listings than for valuing one.

At the 2021 census, about 41% of Braintree homes had three bedrooms, 29% had two, 19% had four or more and 11% had one. The three-bed most buyers are searching for is also the most common house in Braintree, and that is a big part of why the prices are reasonable. The particulars for a three-bed semi will quote the asking price, not what the Land Registry says the last 163 semis actually fetched. Compare the two before you make an offer.

Braintree is one of the more affordable places to buy a family house within commuting distance of the Essex towns. Prices have held still for a year, there are plenty of three-beds to choose from, and a typical semi costs about what a household on a local income can borrow.
