What do houses cost in Bletchley?

For anyone buying or renting in Bletchley.

A typical Bletchley home sells for about £325,000, and that buys a family house. Semis go for a little more than that. Terraces go for a little less. A flat costs a bit over half as much. For Milton Keynes money, that is a lot of brick.

In the Land Registry's sales for the year to late May 2026, 408 homes sold in Bletchley at a median of about £325,000. Semi-detached houses were the biggest group, 153 sales at around £338,000. Detached houses made up 97 sales at about £455,000, terraced houses 92 at around £289,000, and flats 66 at roughly £188,000. Within those figures, a terrace in Fenny Stratford and a detached house on the newer roads of Newton Leys count as the same market, so the range inside each type is wide.

The official house price index for the area shows almost no movement. Its average price was about £324,800 in May 2026, down 0.7% on a year earlier. That is too small a change to read anything into. Flats fell further, down 3.4% over the same year, which is still modest but puts the cheapest way into Bletchley a step behind the houses around it.

Council tax stays low for most homes. Band C is the most common band in Bletchley, and about 44% of homes are in bands A or B. A band D home pays about £2,372 a year, so most households here pay below that line.

Rent figures are set across the whole authority. A typical private let across the Milton Keynes area cost about £1,330 a month in April 2026. That is the Office for National Statistics' average rent for the authority, and it does not pick out Bletchley's own streets. By size, the same index puts a one-bedroom home at about £970, two bedrooms at around £1,210, three at about £1,440 and four or more at roughly £2,080. No reliable figure exists for a studio or a single room.

The income figure that matters is older than the prices. The Office for National Statistics modelled gross household income, before tax, at about £59,000 on average across Bletchley in the financial year to March 2023. Two earners on that kind of money can buy a terrace or a semi here with an ordinary mortgage. One earner looking at a detached house will find it a stretch. The prices are current and the income is three years old, so wages have had time to catch up a little or fall behind.

Measured by floor area, Bletchley's sales came out at a median of about £3,800 per square metre, on a typical floor area of about 87 square metres. That figure covers the 87% of sales that could be matched to an energy certificate's floor area, so a few sales are missing from it. A listing that leaves out floor area altogether can be checked against the energy certificate, which records the measured size.

The Census 2021 bedroom count shows what most people are buying. About 49% of Bletchley's households have three bedrooms, 25% have two, 18% have four or more and only 9% have one. After the war the town took in families and businesses from bombed-out sites in London, and the three-bedroom house built for them is still the one most buyers here end up in.

Bletchley's prices are one of its better points. A buyer who wants a proper house, a garden and a council-tax bill that stays low will get all three here for less than in most of the city around it.
