Who lives in Bembridge?

For anyone buying or renting in Bembridge.

People who have finished paying for things. Four in five homes are owned rather than rented. The typical resident is in their early sixties. A third of households are one person living alone. This is not a village where careers happen, it is where they get filed away.

Ownership runs the place. Around 81% of homes are owner-occupied, about 13% are privately rented, and roughly 5% are social rented. In a village built largely of bungalows and detached houses, that split is less a surprise than a consequence. The private rental market is small enough that most people hunting for one end up hunting somewhere else on the island.

The census puts the median age at 63. Residents aged 25 to 44, the group most places quietly build their local economy around, account for about 12% of the population. Two numbers, and the entire demographic story is told. The village is not short of company. It is short of contemporaries if you happen to be thirty-five.

Modelled gross household income before tax came to roughly £49,900 in the financial year to March 2023, and it describes that year rather than this one. Set it beside the age profile and it stops behaving like a salary figure. A village where the typical resident is past sixty and ownership is close to universal is not living off wages in the way that number implies. Pensions, investments and the proceeds of a house sold somewhere else are doing work that no payslip shows up in.

Household make-up follows directly, and these shares, like every population figure here, come from the 2021 census. About 35% of households are a single person, and roughly 26% are a single pensioner, which sits inside that first figure rather than alongside it. Couples with children account for about 10%, lone parents about 6%. In plain terms, most homes in Bembridge contain nobody under eighteen, and a great many contain nobody else at all.

On qualifications, around 33% of residents hold a degree-level qualification and about 17% hold none, with full-time students at roughly 1%. The spread is wide rather than uniform. The student figure confirms what the age profile already implied, which is that nobody moves here for an education.

Self-reported health holds up well. About 76% of residents describe their health as good or very good, and roughly 6% as bad or very bad, which is a respectable showing for a population with this age profile. At local-authority level, the Isle of Wight rates better than England on preventable mortality and similar to England on adult smoking, which runs at about 10% across the council area. Those are council-wide measures against an England benchmark rather than Bembridge's own, and they describe the island rather than this village.

Almost everyone counted here lives in a private household. Of 3,564 residents, 57 are in communal establishments, so none of the shares above are being bent out of shape by an institution sitting inside the numbers.

By nearly every measure of how its residents are actually getting on, Bembridge does well: comfortable, settled, healthy, and largely done with the striving. Arrive at sixty and you have found your people. Arrive at thirty and you have found a very beautiful place to be the youngest person in every room.
