Who lives in Belvedere, London?

For anyone buying or renting in Belvedere, London.

Belvedere is mostly home to working households in their thirties and forties who own their house and travel out of town to earn the money for it. About six in ten own their home. The typical resident is 37. About a third have a degree. It's a mid-table bit of outer London and doesn't pretend otherwise.

At the 2021 Census, the source for every population figure on this page, about 61% of Belvedere's households owned their home. About 24% rented privately and about 14% rented from the council or a housing association. Owners are firmly in charge, but four in ten households are renting, so a fair few of the neighbours have a landlord to deal with.

The typical resident is 37, and about 30% of people are aged 25 to 44, the years spent on mortgages, nurseries and commuting. Belvedere is a place where people are partway through their lives, with the pram and the pension both a fair way off.

The Office for National Statistics models typical household income across the area at about £68,900 a year before tax, for the financial year to March 2023. That figure is gross and a few years old. Take off tax, a commute and a three-bed mortgage and it shrinks a long way.

About 27% of households are one person living alone, and about 11% are a pensioner living alone, who are counted inside that 27%. Couples with dependent children make up about 20% of households and lone parents about 16%. For a town full of three-bed houses, there are a lot of people in them on their own.

About 33% of adults have a degree and about 20% have no formal qualifications, and full-time students make up about 3% of residents. There's no university here, so the student share stays small all year. The town has a broad mix of qualifications, much like the jobs people commute to.

About 84% of residents describe their health as good or very good. Bexley as a whole is similar to England on preventable deaths, and its smoking rate, at about 7%, is also in line with England. Those are borough-wide comparisons, so they don't single out Belvedere's streets for credit or blame.

Belvedere comes out about middling, with nothing exceptional in either direction. Most residents are in work, own their home and spend the week getting to a job somewhere else.
