Houses in Belvedere typically sell for about £366,000, which is London money for a town that still remembers being in Kent. A flat costs about a quarter of a million. A semi goes over £400,000. A detached house hardly ever comes up. Most of the money changes hands over terraces, and that's where most buyers end up.
In the Land Registry's figures for the year to April 2026, the typical sale price in Belvedere was about £366,000, across 149 sales. The 42 flats sold for about £250,000, the 61 terraces about £380,000 and the 41 semis about £425,000. Only five detached houses sold all year, at about £513,000. With five sales, that detached price could be swung by a single house on Woolwich Road.
The house price index for the area put the average at about £409,000 as of May 2026, up about 2% on a year earlier. Flats on the same index were down about 0.5% over the year, which is barely a change at all. Two per cent won't pay for the sofa, but nobody who bought last spring is out of pocket either, unless they bought a flat and want to complain about it.
Band C is the most common council tax band in Belvedere, and about 21% of homes are in bands A or B. Bexley Council's band D bill is about £2,366 a year, the figure to hold up against what you pay now. Most of the town sits in the middle of the bands, which matches houses that are neither grand nor cheap.

Check the energy certificate's floor area against the one in the particulars, since the brochure measurement is the one more likely to include the loft.
At the 2021 Census about 41% of Belvedere's homes had three bedrooms, 33% had two, 13% had one and 13% had four or more. The three-bed is the standard home here, and the four-bed is about as common as the one-bed. Families wanting the extra room will be fishing in the same small pond as the five detached sales.
For outer London, Belvedere is reasonably priced, a bit better than middling. Terraces and three-beds are where the value is, and the detached market is too small to plan around.
