Who lives in Belmont, Sutton?

For anyone buying or renting in Belmont, Sutton.

Mostly graduate homeowners in their early forties who stopped commuting. Six in ten households own their home. Nearly half the adults hold a degree. The typical resident is 41. Belmont is mid-career London, settled in a suburb with good schools and a station it rarely uses.

At the 2021 Census, the source for every population figure here, about 61% of Belmont households owned their home, about 30% rented privately and about 9% rented from a council or housing association. Private renting, at nearly a third of households, matches a suburb where half the homes are flats. Owners still hold the majority, but they are not the whole picture.

The median resident is 41, and about 31% of residents are aged 25 to 44. Belmont skews towards people old enough to have taken out a mortgage and young enough to still be checking primary school admissions.

The Office for National Statistics modelled typical household income in Belmont at about £84,000 a year before tax for the financial year to March 2023. That is a household figure, often more than one salary, and it describes money that has not yet been taxed or spent on a Sutton mortgage.

About 23% of households are couples with dependent children, and about 9% are lone parents. That leaves most Belmont homes without school-age children in them on census day, even in a suburb so well known for its schools.

About 31% of households are one person living alone, and about 13% are a single pensioner living alone, a group already counted inside that 31%. Couples with children, people living alone and a sizeable older group share the same postcode, and the flats and the larger houses go some way to explaining who lives where.

About 48% of Belmont adults hold a degree-level qualification, about 13% have no formal qualifications and about 1% are full-time students. Belmont has no university of its own, and so few students that the census barely registers them.

About 86% of Belmont residents described their health as good or very good in 2021. Across the London Borough of Sutton as a whole, the public health figures put preventable deaths better than the England rate and smoking, at about 9% of adults, similar to England. Those borough figures cover all of Sutton, Belmont included, and say nothing specific about any one street.

About 1,850 people in Belmont live in communal establishments, such as care homes, outside private households, and the area has 25 care homes. That is enough to lift the count of older residents above what the private households alone would show. Belmont began as a village built to serve an institution, and a share of its residents still live in one.

Belmont's residents are among its strengths. They are well qualified, mostly owner-occupiers, comfortably off and in good health, which makes it a stable and solid suburb.
