What are the schools like in Belgravia?

For anyone buying or renting in Belgravia.

The schools in and around Belgravia are excellent. Every graded school in the borough is rated good or better. More than a third are outstanding. Not one is rated below good. In an area where the house is likely to cost more than the education, the schools are the part of the bill that offers value for money.

Westminster has 25 schools with a published Ofsted grade, and all 25 are graded good or better. Of those, 9 are outstanding and 16 are good, and Ofsted has rated none as requiring improvement or inadequate. These are counts for the whole local authority, so they say more about what the borough offers than about any one street in Belgravia. Another 18 settings in Westminster have no published overall grade yet. That leaves them simply unrated, which is not the same as poorly rated.

Three Church of England primaries carry local names: St Peter's Eaton Square Church of England Primary School, Holy Trinity Church of England Primary School and St Barnabas' Church of England Primary School. Places at all of them are allocated under published admissions rules, which the council sets for its own schools and church schools set for themselves, so living near a gate does not secure a place inside it. Church schools often weigh criteria a house purchase cannot meet, so read each school's admissions policy in full while the offer is still a draft. St Peter's Eaton Square takes its name from a square most people only see in photographs. Its pupils pass the square every morning.

The other schools in the local list mostly carry the neighbourhood's own names. Eaton House School Belgravia, Knightsbridge School and Francis Holland School, Sloane Square all fall inside the same few streets, along with Hill House School and More House School. The area has more schools named after its addresses than it has families who can afford to live at them.

Distances are short. The Department for Transport's modelled journey times, from 2019, put the nearest primary about 6 minutes' walk away and the nearest secondary about 8 minutes on foot. Bus timings date faster than footpaths, so the walking figures are the safer guide. Only about 10% of households are couples with children, and about 9% are lone parents. That makes the school run here a short walk taken by relatively few households.

The schools are among the best things about Belgravia, and nothing in the borough's inspection record gives a parent cause to worry. Getting into them is decided by the admissions rules, which care more about where you live than how much you spent on the house.
