What do houses cost in Bassingbourn?

For anyone buying or renting in Bassingbourn.

A typical Bassingbourn house costs about £394,000. Terraces come in around £290,000. Detached houses run well past half a million. Hardly anything sells in a given year. The price is ordinary for the Cambridge commuter belt, but there are very few chances to pay it.

The Land Registry recorded 24 sales in Bassingbourn in the year to November 2025, with a median of about £394,000. Split by type, the eight detached houses had a median of about £563,000, the nine semis about £398,000 and the seven terraces about £290,000. With fewer than ten sales in each column, one big farmhouse or one tired semi can move a median by tens of thousands. The semi is the village's middle price, and the semi is also roughly what the median says, because one is mostly made of the other.

Prices have barely moved. The house price index for the area rose about 0.4% in the twelve months to May 2026, with an average price of about £422,000. Over the same period the flat-only index fell about 3%, though flats make up under 1% of Bassingbourn's homes on the council tax list. That flat-price drop will matter to almost nobody who lives here.

Band C is the most common council tax band in Bassingbourn, and about 16% of homes are in Bands A or B. A Band D bill comes to about £2,540 a year, which is the easiest number to hold up against what you pay now.

South Cambridgeshire's typical private rent is about £1,400 a month as of April 2026, up about 4% on a year earlier. The Office for National Statistics publishes it as an average across the district, so it covers far more than this village. By size, the district averages run from about £1,010 for one bedroom and £1,280 for two to about £1,520 for three and £2,140 for four or more. One-bedroom flats are scarce in Bassingbourn, so the £1,010 figure is mostly a quote from somewhere else in the district.

On income, the Office for National Statistics models gross household income for the surrounding area at about £70,000 for the financial year to March 2023. That is before tax and three years old, while the price it is being set against comes from late 2025. The terraces at about £290,000 are the most realistic way in for a household on that income. The detached houses were mostly bought by people who had already sold a house somewhere else.

Of the sales that could be matched to an energy certificate's floor area, about 92% of the year's total, the median price was about £4,160 per square metre and the typical home was about 94 square metres. Floor areas on energy certificates are measured with more care than the room sizes in a brochure, so look up the certificate for any house you are viewing and compare its floor area with that £4,160 figure.

The 2021 Census shows a village built around the three-bedroom house. About 42% of households have three bedrooms, 30% have four or more, 23% have two and only 6% have one. With so few two-bedroom homes, a first-time buyer is mostly bidding against downsizers for the same small number of houses.

Bassingbourn's prices are middling for the area. They are fair for a commuter-belt village, terraced houses are within reach on a decent joint income, and the slow pace of sales is a bigger obstacle than the prices themselves.
