Is Balham a safe area?

For anyone buying or renting in Balham.

Balham is safer than the borough around it, and its crime is mostly the petty, irritating kind. The rate runs below Wandsworth's. Violence makes up a much smaller share than nationally. Cars, shops and late-night nuisance account for more of it than usual.

The Metropolitan Police recorded 4,672 crimes in Balham in the year to May 2026, a published rate of about 96 per 1,000 residents. That puts it roughly 8% below the Wandsworth average for the same twelve months. For a busy stretch of inner London with a station, a high road and a Northern line interchange, that is a respectable result.

Across the whole of Wandsworth the published rate was about 104 crimes per 1,000 residents over the same year, against Balham's 96. The gap is modest, and it runs the right way.

Balham is dense, at about 13,300 people per square kilometre on average, and unemployment was about 3% at the 2021 census, with about 5% of households overcrowded. That is a crowded, working neighbourhood with most people in jobs and most homes big enough for the people in them. Plenty of people and plenty of shops in a small space means plenty of opportunities for small things to go missing.

The crime mix is where Balham looks most like itself. Anti-social behaviour is the largest category at 22% of recorded crime, against 16% across England and Wales. Violence and sexual offences, the broad statutory grouping that includes common assault without injury and tops the list almost everywhere, make up 19% here against 35% nationally. Shoplifting accounts for 12% against 8%, and vehicle crime 12% against 5%. Other theft (8% against 7%) and public order offences (5% against 7%) sit close to the national shares. With both a Sainsbury's and a Waitrose on the high road, the local shoplifter at least gets a choice of tier. The police's own street-level crime map shows where incidents cluster, and it is worth an evening with it for the streets around any property you are considering, because a home beside the high road and one by the commons will see different nights.

What happens after a report is a separate question, and the answer is a London-wide one. The Metropolitan Police charges a suspect in about 10% of cases, against about 12% nationally, which ranks it 33rd of 42 forces over the year to May 2026. About 53% of its cases close with no suspect identified. That figure describes how the force handles crime once it has happened, across the whole capital, and says nothing about how often it happens in Balham. A stolen catalytic converter here goes into the same queue as one in any other London borough.

Balham is one of the safer corners of Wandsworth, with crime that leans toward nuisance and theft and away from harm to people. The risk most residents face is to their patience and their car.
