What do houses cost in Woolwich?

For anyone buying or renting in Woolwich.

A typical Woolwich home sold for about £420,000 last year, and "home" here usually means a flat. Flats went for a little over £320,000. Terraced houses cost about £460,000. Detached houses hardly ever come up. Most of what changes hands in Woolwich has a communal front door and a service charge.

The Land Registry recorded 391 sales in the year to May 2026, at a median of about £422,000. Flats were the biggest group, 205 sales at a median of about £322,000, followed by 154 terraced houses at about £460,000. The other two types barely appear: 26 semi-detached sales at about £475,000 and 6 detached houses at about £587,000. If you want a house with a side return and a drive, the Land Registry found six of them in a year.

Prices barely moved. The house price index for the area showed a change of 0.1% in the year to May 2026, with the average at about £463,000. Flats fell by 1.8% over the same year. That is small, but it is the only decline in the index, and the flat is the type that does most of the selling. Since the Elizabeth line opened in 2022, people have been able to reach Canary Wharf and Heathrow from Woolwich, and the flat prices haven't reflected that.

Band C is the most common council tax band, and about 37% of homes are in bands A or B. A Band D home pays about £2,108 a year to the Royal Borough of Greenwich. Band A costs about £1,405.

Across the Greenwich council area, the Office for National Statistics puts typical private rent at about £1,950 a month as of April 2026, 4.3% up on a year earlier. That is a mean from the official rent index for the whole borough, so a Woolwich street could come in above or below it. By size, the borough averages are about £1,530 for a one-bedroom home, £1,890 for two bedrooms, £2,190 for three and £2,940 for four or more.

Household incomes put buying within reach, though it's tight. The Office for National Statistics models the median gross household income at about £66,000 for the financial year to March 2023, before tax and averaged across the area. After tax and housing costs are set aside, it models the figure at about £47,000. On those numbers a flat is a realistic target. A terraced house needs either two good salaries or a large deposit, and the gap has had three years to grow since the income figures were measured.

Measured by space, the median is about £5,160 per square metre for a typical floor area of 86 square metres. That figure comes from the 58% of sales that could be matched to an energy certificate's floor area, so it doesn't cover every transaction. Square metres are also where flat listings get creative. Bedroom count is easier to check. Census 2021 found about 23% of homes with one bedroom, 36% with two, 31% with three and 10% with four or more. Many of the riverside flats sit inside listed Royal Arsenal buildings or new blocks around them, so ask for the service charge history and the remaining lease length on any flat early on. The headline price only tells you part of what a flat here costs.

Woolwich prices are middling for London. You get a flat at a sensible price with some of the best transport in the south-east, and a house costs considerably more than most of what sells here.
