What do houses cost in Woodley, Berkshire?

For anyone buying or renting in Woodley, Berkshire.

About £465,000, and for that you get a semi with a drive. Detached homes clear half a million. Flats come in under a quarter of a million. Prices slipped a little over the past year. Middle of the road, priced like the road leads somewhere nicer.

The Land Registry's figures for the year to May 2026 put the typical Woodley sale at about £465,000, across 269 sales. Semis were the busiest part of the market, with 105 selling at a typical £472,500, which puts the median house almost exactly where the median semi sits. Detached homes went for around £597,500 across 70 sales, terraces for about £389,000 across 54, and flats for about £243,500 across 40. The gap between a terrace and a detached is roughly the price of a flat, which is the kind of maths that ends marriages at the viewing stage.

The published house-price index for the area was down about 3% in the twelve months to May 2026. Flats fell harder, down about 5% over the same period. That is a soft year, not a collapse, and sellers who priced off their neighbour's 2024 sale are finding out the difference in person.

Council tax lands mostly in band D, and only about 7% of homes sit in bands A or B. A band D bill runs to about £2,500 a year. The bottom of the valuation list is thin here, so the band on the listing is rarely a pleasant surprise.

Renting runs at about £1,480 a month, which is the typical private rent across the Wokingham area as of April 2026, an average from the Office for National Statistics index rather than anything measured street by street in Woodley. By size, a one-bed averages about £1,060 a month, a two-bed about £1,360, a three-bed about £1,660 and a four-bed or larger about £2,330. Landlords in Woodley know the three-bed semi is what everyone wants, and the rent reflects that they know.

Modelled gross household income, before tax, averaged about £73,500 in the financial year to March 2023. Against a typical sale price of £465,000, that makes Woodley reachable for a couple on two decent salaries with a deposit already saved, and a long reach for anyone buying alone. The flats are where single buyers end up, and the flats are where prices fell furthest.

Of the sales that could be matched to an energy certificate's floor area, about 93% of them, the median price was about £4,940 per square metre, on a typical floor area of about 92 square metres. That is family-house territory: enough for three bedrooms and a kitchen someone will want to knock through within a year of moving in.

The bedroom mix at the 2021 Census confirms it. About 46% of homes have three bedrooms, 30% have four or more, 18% have two and only about 5% have one. Anyone shopping for a one-bed here is shopping in a very short aisle.

House prices in Woodley are middling: fair for what the town gives families, no bargain for anyone else, and a year of gentle slippage has not changed who can afford the door.
