What's the area around Woodford Green like?

For anyone buying or renting in Woodford Green.

The area around Woodford Green is green and leafy right up to the front door, and there is a forest on its western edge. The nearest park or green space is a couple of minutes' walk from most homes. Water is not much further. The gardens are generous by London standards. It feels like a suburb that got to keep the countryside it was built on.

Green space is close at hand. The average home in Woodford Green is about 160 metres from the nearest public green space, and there are about 22 green spaces within a kilometre. A forest runs through the west of the area, so for some streets the nearest green space is a few acres of woodland. For others it is a playing field, and if that difference matters to you, walk from the house itself before deciding, because the average blurs the two.

Water is nearly as easy to reach. The average home is about 370 metres from the nearest pond, lake or stretch of river, with about 21 such places within a kilometre. Nobody in Woodford Green is far from a duck.

Cycling routes are a different story. The National Cycle Network is about 5 kilometres away on average, and no postcode here is close to it. Cyclists here mostly ride the forest tracks and the local roads.

The rating list shows 854 rateable premises in the area. They include 212 shops, 137 offices, 14 restaurants and 10 pubs. Those are premises on the valuation list, and an empty unit still counts as one. It is a shopping street more than a night out. There are fifteen times as many shops as pubs, and the pub you choose will probably be the one you keep.

The Food Standards Agency has rated 163 food premises here, and about 74% hold the top hygiene score. About 4% sit at the bottom end. Most places are clean, and a handful need work.

Redbridge as a whole recorded fine-particle air pollution of about 9 micrograms per cubic metre in 2024. That is a borough-wide figure, and the forest side of Woodford Green and its busiest roads will differ from it in both directions.

The character comes from the forest and the green, and from older institutions than the houses around them. Woodford Green Cricket Club plays alongside the High Road, the athletics club trains at Ashton Fields, and the conservation areas at Woodford Green, Woodford Wells and Woodford Broadway hold the oldest parts in place. Woodford Bridge to the east has its own conservation area, and the wider Woodford area runs on into the forest. Most of what people come here for is outdoors, and the rest is a parade of shops close enough to walk to.

Private outdoor space is plentiful too. Woodford Green has about 65,000 square metres of private garden for every 1,000 residents. That is a lot of lawn for the edge of London, and it explains how many weekends here are spent behind a mower.

On the mapping used for this page, none of Woodford Green's postcodes fall inside an area of outstanding natural beauty, a site of special scientific interest or ancient woodland. The greenery is suburban and public, the kind you can walk a dog through any morning without a permit or a guidebook.

For green space on the doorstep, Woodford Green is about as good as London gets. The forest, the ponds and the back gardens leave very few homes without somewhere green within a short walk.
