Who lives in Woodford?

For anyone buying or renting in Woodford.

Woodford is home to graduates in their late thirties who earn well, mostly own, and stay put long enough to know the neighbours. Just over half the adults hold a degree. Nearly six households in ten own their home. The typical resident is 38. Students barely register.

About 59% of Woodford's households own their home, about 32% rent privately and about 9% rent from a social landlord. Four households in ten renting is more than the semis on the main roads would suggest. Much of that renting goes on in the flats above the shops and in the converted houses.

About 88% of Woodford's residents describe their health as good or very good. Redbridge as a whole does better than England on deaths that are considered preventable, and the borough's smoking rate of about 9% is in line with the national picture.

Woodford is one of the stronger places for the people who live there. It has educated, mostly comfortable households, healthy enough to enjoy the forest, and few of them are passing through.
