What do houses cost in Woburn Sands?

For anyone buying or renting in Woburn Sands.

A typical home in Woburn Sands costs about £428,000. Detached houses run well over half a million. Flats come in at about half the headline. Three-bed houses make up most of the town. It's Milton Keynes money with a heath attached, and the heath costs extra.

The Land Registry recorded 73 sales in the year to April 2026, at a median of £428,000. Type makes a big difference. The 21 detached houses that sold went for a median of £575,000, the 18 semis £419,000, the 23 terraces £375,000 and the 11 flats £215,000. Terraces were the busiest part of the market, and the semis cost more than the median for the whole town. With only 11 flat sales in a year, one ground-floor flat with a garden can shift the flat median by itself, so ask for the sold prices in the same building whenever you can get them.

The official house price index covering the wider area moved by -0.7% over the twelve months to May 2026. That is close to flat. Flats did worse, with prices down 3.4% over the same period. The index put the average home in its area at about £325,000, and Woburn Sands sells well above that. A buyer here is paying a premium on a market that has stood still for a year. So far nothing has made the premium move, in either direction.

Band C is the most common council-tax band on the area's valuation list, and only about 23% of homes are in bands A or B. A band D home pays about £2,372 a year. That bill tells you how a 1991 valuer saw a town sitting between two counties, and the semis have aged into it comfortably.

Milton Keynes as a whole has a typical private rent of about £1,330 a month as of April 2026. That is the Office for National Statistics' mean for the entire authority, and Woburn Sands has no published rent of its own. By size, the city-wide averages come to about £970 for one bedroom, £1,210 for two, £1,440 for three and £2,080 for four or more. No figure exists for studios or rooms. A four-bed on the edge of Aspley Heath is unlikely to be the one pulling that average down.

The Office for National Statistics modelled typical gross household income, before tax, at around £71,000 for the financial year to March 2023. It's a dated, area-wide estimate. Against a median price of £428,000, that income gets a household into the terraces and semis with a solid deposit and a long mortgage, while a detached house needs either two good salaries or equity from somewhere dearer. Most buyers here arrive with the second.

Of the sales that could be matched to an energy certificate's floor area, about 96% of them, the median price was about £4,200 per square metre, and the typical home behind that figure measured about 97 square metres. That is a mid-sized family house at a price that assumes the green space comes with it.

The 2021 Census counted about 37% of households in three-bedroom homes and 29% in homes with four or more. Two-bedroom homes made up 24% and one-bedroom homes 10%. Woburn Sands was built for families who need a spare room, and the one-bed market is small enough that a first-time buyer has to wait for a listing.

House prices in Woburn Sands are middling: dear by Milton Keynes standards, fair for what the town gives you, and steady enough that nobody here is getting a bargain or losing their shirt.
