What do houses cost in Witham?

For anyone buying or renting in Witham.

A typical home in Witham sells for about £310,000. Terraces go for about that. Flats go for under £180,000. Detached houses clear £450,000. Prices have hardly moved in a year, and the terrace is where most of the money changes hands.

The Land Registry recorded 351 sales in Witham in the year to early May 2026, at a median of about £310,000. By type, 133 terraces sold at a median of about £305,000, 92 flats at about £177,000, 82 semis at about £355,000 and 44 detached houses at about £451,000. Terraces made up the biggest group and sit almost exactly on the town's median, so the typical Witham sale and the typical Witham terrace are the same transaction. The jump from terrace to semi is what a side gate and a wall of your own cost here.

The Land Registry's house price index for the area put the average at about £321,000 in May 2026. That is 0.4% lower than a year earlier, which is small enough to call flat. Flats did worse, with the index average down about 4% over the same twelve months to about £152,000. Sellers of flats have spent the year learning that the asking price is an opening bid.

Band B is the most common council-tax band in Witham, and about 48% of homes are in bands A or B. Braintree District Council's band D bill is about £2,280 a year. Band D is the figure every comparison quotes, and in Witham it is a band most households never actually pay.

Across the Braintree area, the Office for National Statistics puts typical private rent at about £1,230 a month as of April 2026. That is a mean from its rent index, covering the whole district. By size, the district averages run to about £860 a month for one bedroom, £1,110 for two, £1,370 for three and £2,000 for four or more. No figures exist for studios or rooms. A three-bed at around £1,370 a month is the number that keeps renters here quietly running mortgage calculators.

Gross household income in Witham averaged about £58,000 a year before tax in the financial year to March 2023, as modelled by the Office for National Statistics across the town's neighbourhoods. Set against a typical sale of £310,000, that puts a terrace within reach of two incomes and makes it a stretch on one. A flat at about £177,000 is the version a single buyer can plausibly manage, and the falling flat index has done that buyer no harm.

Of the sales that could be matched to an energy certificate, about 83% of the total, the median price was about £3,900 per square metre, and the typical home behind that figure has about 78 square metres of floor. The energy certificate for any Witham home is on the public register with its floor area, so a listing's price can be checked against that town-wide rate in the time it takes to read the particulars.

At the 2021 Census, about 13% of Witham households had one bedroom, 29% two, 42% three and 16% four or more. The three-bed is the town's standard issue. Buyers who need a fourth bedroom are shopping in the smallest part of the stock, and that search usually ends up among the detached prices.

Witham's prices are one of its better selling points, steady at the top and softening for flats, and £310,000 still buys a whole house with a main-line station nearby.
