What do houses cost in Wing, Buckinghamshire?

For anyone buying or renting in Wing, Buckinghamshire.

A house in Wing typically sells for about £338,000, and the key word is "house", because flats barely exist here. Terraces go for about £285,000. Semis cost about £410,000. Detached houses go past half a million. Where you land in Wing depends on which kind of front door you can afford.

The Land Registry recorded 31 sales in Wing in the year to May 2026, with a median of about £338,000. Twelve terraced houses sold at a median of about £285,000, 11 semi-detached houses at about £410,000, and eight detached houses at about £538,000. Each type is a different budget. The semi is where people stop saying "starter home".

Over the year to May 2026, the official house price index for the wider area rose by about 3%, to an average of around £486,000. Over five years it rose about 14%. Flats in the same index barely moved, up less than half a percent in twelve months. A three-point rise is a market ticking over, and in Wing there are hardly enough flats for the flat figure to matter.

Band C is the most common council tax band in Wing, and only about 15% of homes are in bands A or B. Buckinghamshire charges £2,527 a year at band D. Most bills here fall below that line, since band C is one step under it, but bands E to G account for a lot of the village too.

Buckinghamshire's typical private rent is about £1,470 a month as of April 2026, up 5% over the year. That is a county-wide mean from the Office for National Statistics' rent index, and it includes plenty of places with more flats than Wing. By bedroom count the county figures are about £1,030 for a one-bed, £1,310 for a two-bed, £1,600 for a three-bed and £2,360 for four or more. Anyone hunting a one-bed to rent in Wing will spend most of their time looking at three-beds.

Median gross household income, before tax, was about £72,400 in the financial year to March 2023, modelled by the Office for National Statistics across the wider surrounding area. On that income a two-earner household can reach a terrace without much strain and a semi with some. The detached houses mostly go to people bringing equity from a previous sale. That income figure is a few years old, and asking prices have not stood still since.

Of the sales that could be matched to an energy certificate, which covers about 97% of them, the median came to about £4,300 per square metre. The typical floor area behind those sales was 86 square metres. That is a family house of ordinary size, priced as a Buckinghamshire village house.

The 2021 Census puts about 39% of Wing's households in three-bedroom homes and 31% in four bedrooms or more. Two-beds make up 22% and one-beds 7%. Wing is a three-bed village that slowly turns into a four-bed one, one loft conversion at a time. If the semi you are pricing is inside the Wing conservation area, ask the council what an extension or new windows would need before you count on that fourth bedroom.

Wing is middling on price. The terraces are realistic for local earners, and the detached houses go to people who already sold one somewhere else.
