Who lives in West Byfleet, Sheerwater and New Haw?

Settled owners in their forties, mostly, with a mortgage and a long memory for which neighbour borrowed the ladder. Three in four households own their home. The typical resident is middle-aged. Incomes are comfortable. This is a place people move to and then stop moving.

Home ownership sets the tone. At the 2021 census, about 76% of households owned their home, outright or with a mortgage, while about 13% rented privately and 10% rented from a social landlord. Private renting is a minority habit here, which means the removal vans turn up less often than the ones delivering garden furniture.

The typical resident is 44, and about 23% of people are aged 25 to 44. That is a population past the flat-share years and into the stage of life where a second bathroom stops being a luxury and becomes a condition of the marriage.

Household incomes are healthy. The average gross household income, before tax, was about £74,000 in the financial year to March 2023, a modelled figure for that year rather than a reading of today's pay packets. It is the kind of number that explains how people here manage the house prices without explaining how anyone else is meant to.

The household mix, from the 2021 census like every population figure on this page, leans towards families without being overrun by them. About 25% of households are couples with children, and about 8% are lone parents. About 24% of households are one person living alone, and within that group about 13% of all households are a pensioner living alone. The school run and the quiet bungalow sit on the same streets, and both have been there longer than most of the shops.

Education levels are high. About 41% of adults hold a degree or equivalent, about 13% have no formal qualifications, and only about 2% of residents are full-time students. There is no university crowd here, so the local nightlife caters for people who want to be home by eleven and are proud of it.

A small number of residents, 354 at the census, live in communal settings such as care homes rather than private households. That is too few to shift any of the shares above.

The people here are one of the area's strengths: settled, comfortably off and invested in staying put, which makes for quiet streets and neighbours who notice when your hedge needs cutting.
