Who lives in Wargrave?

For anyone buying or renting in Wargrave.

Wargrave is mostly homeowners in middle age, with money, degrees and good health. Eight in ten households own their home. The typical resident is in their late forties. Half the adults have a degree. Hardly anyone reports being in poor health. Most of them moved in some time ago and aren't planning to leave.

All the figures here cover the Wargrave area, which also includes Charvil, Knowl Hill and Sonning, and apart from income they come from the 2021 census. About 79% of households own their home. Around 12% rent privately and 9% rent from a social landlord. Renting here is a narrow way in, and most of the people living here came in by buying.

About 23% of households are one person living alone. That total includes pensioners living alone, who make up about 14% of all households. They are part of the 23%, not an extra group on top of it. Many of them are probably still in the family home the children grew up in.

On qualifications, about 51% of adults hold a degree or equivalent and about 10% have no formal qualifications. Full-time students make up about 2%. The area isn't a university town and isn't a student let market. The people here studied a long time ago and have been working since.

About 88% of residents describe their health as good or very good, and about 3% as bad or very bad. At the level of the Wokingham council area, not Wargrave on its own, the rate of deaths from preventable causes is better than the England average, and so is the smoking rate. Those are district figures measured against England, and they describe the district's statistics, not individual residents.

Wargrave's residents are one of its real strengths: well-off, well-educated, healthy and settled. The people who live here have little reason to move, and that is why homes here come up for sale so rarely.
