What do houses cost in Wandsworth Town?

For anyone buying or renting in Wandsworth Town.

A typical home in Wandsworth Town sells for about £654,000. Most of what changes hands is a flat. A terraced house costs about twice as much. Prices have slipped over the past year. In Wandsworth Town the house is the luxury purchase, and the flat is the home most buyers can actually reach.

The Land Registry recorded 833 sales in the year to May 2026, at a typical price of about £654,000. Flats made up 535 of those and went for about £545,000. The 248 terraced houses sold for about £1,276,000, the 43 semi-detached houses for about £1,500,000 and the 7 detached houses for about £1,783,000. The middle of this market is a flat with a mortgage, and a whole house is something most local buyers watch other people buy.

The official house price index for the area fell about 6% in the twelve months to May 2026, to an average of about £660,000. Flats fell a little further, by about 7%. That is good news for a first-time buyer chasing a flat, and less good for anyone who bought one in Wandsworth Town in the last couple of years and now has to sell it. Both figures describe the year just gone and say nothing about next year, however confidently a seller's agent reads them.

Council tax is gentler than the prices. Band D is the most common band here, and only about 7% of homes are in bands A or B. Wandsworth charges about £1,028 a year for band D, a bill that looks low next to a mortgage on a home worth well over half a million.

Renting is expensive too. The Office for National Statistics puts typical private rent across Wandsworth at about £2,600 a month as of April 2026, up about 4% on the year. That is a mean for the whole borough, taken from the rental index and not from listings. By size, the borough average comes to about £1,910 a month for one bedroom, £2,430 for two, £2,770 for three and £3,790 for four or more. With flat prices down and rents up over the same year, landlords and tenants are having very different twelve months.

Local incomes are high, though still short of these prices. The Office for National Statistics modelled gross household income, before tax, at about £89,500 for the financial year to March 2023, averaged across the area's neighbourhoods. That is a good income by any measure, but a typical home here is still a stretch on it. A flat comes within reach of a well-paid couple with a decent deposit. A terrace takes either family money or a career that has gone very well indeed.

For the sales that can be matched to the floor area on an energy certificate, about 60% of the total, the median price comes to about £9,300 per square metre, for homes with a typical floor area of about 102 square metres. That figure is the fairest way to compare a cramped conversion with a roomy one. Take the floor area from the property's energy certificate and see whether the asking price lands near £9,300 a square metre or a long way above it.

At the Census in 2021, about 21% of homes in Wandsworth Town had one bedroom, about 35% had two, about 21% had three and about 23% had four or more. The two-bedroom flat is the standard unit here, the thing most buyers search for and most sellers have, and everything bigger costs extra.

Wandsworth Town is a poor-value market. Prices are down on the year, but a typical flat still costs more than most local salaries can easily carry, and a house is beyond most of them.
