A typical house in Virginia Water sells for about £850,000, and that's the middle of the range, not the top. Detached houses clear a million. Flats are the only thing under half a million. Half the homes have four bedrooms or more. The price is the gate, and it works better than the electric ones.
The Land Registry recorded 45 sales in the year to late May 2026, with a median price of £850,000. Detached houses went for a median of about £1,265,000 across 19 sales. Terraces came in at about £885,000, but on only five sales, so treat that as a few nice cottages changing hands rather than a going rate. Semi-detached houses fetched about £605,000 across 11 sales, and flats about £331,000 across ten. The semi is the bargain of the village, which tells you everything about the village.
The published house-price index for the local area rose 2% in the twelve months to May 2026, with an average price of about £482,000 across that wider index area. Flats in the same index slipped by half a percent. Neither figure is dramatic. Nobody here is watching the index anyway; they're watching who bought the house next door.
