The typical home in Twyford sells for about £485,000, and that figure is the compromise. Detached houses fetch close to £850,000. Flats go for about £280,000. Prices slipped a little over the past year. A buyer waiting for a crash is watching the wrong village.
In the Land Registry's twelve months to May 2026, 104 homes sold in Twyford at a median of about £485,000. Semi-detached houses were the busiest type, with 31 sales at a median of about £548,000. Detached houses were close behind: 30 sales at about £850,000. There were 24 terraces at about £409,000 and 19 flats at about £280,000. So a terrace is the cheapest way into a house with its own front door and no neighbour overhead, and it still costs over £400,000. Almost everything that sells here is somebody's family home, which makes an estate agent's "entry-level" hard to find.
The official house price index for Twyford put the average at about £495,000 in May 2026, down 3% on a year earlier. Flats fell further, down about 5% over the same period to an average of about £247,000. That is a dip, not a collapse, and the same index shows prices about 16% higher than five years earlier. Buyers have a little more room to haggle than they did a year ago. Sellers are still well up on what they paid in 2021.
Council tax runs higher than the prices alone would suggest. The most common band is D, and only about 5% of homes sit in the two cheapest bands, A and B. A Band D bill in Wokingham comes to about £2,500 a year. That is a fixed cost buyers tend to leave off the spreadsheet until the first letter from the council arrives.
The rent figures cover the whole Wokingham borough, not Twyford alone. The typical private rent across the Wokingham area was about £1,480 a month in April 2026, up about 4% on the year before. That is an average from the Office for National Statistics rent index, not the middle of the local listings. By size it comes to about £1,060 a month for a one-bed, £1,360 for a two-bed, £1,660 for a three-bed and £2,330 for four bedrooms or more. Studio and room rents are not published.
Local incomes are high, but they don't make the prices easy. Modelled gross household income, before tax, averaged about £81,000 in the financial year to March 2023. That is a comfortable local income, and it still leaves the typical sale price a long way off for anyone buying on one salary. Twyford is affordable mainly to people who already own somewhere and are trading up. A first-time buyer on an ordinary wage is looking at the flats and hoping.
Of the sales that could be matched to an energy certificate, about 78% of the total, the median price was about £6,420 per square metre. The typical floor area behind that figure was about 83 square metres. That buys a decent-sized home, but not a big one. Buyers expecting the detached price to come with a detached amount of space should measure the rooms, not the photographs.
At the 2021 census, about 34% of households had four or more bedrooms and about 33% had three. Two-bed homes made up about 24% and one-beds about 9%. Two-thirds of Twyford is therefore three bedrooms or more, which explains both the family feel and why a one-bed rarely comes up for sale. Searching for a small place here means waiting for one of the few.
On value for money, Twyford is middling at best. The houses are solid, but the premium buys a postcode more than it buys space, and the recent dip has not made them any cheaper to get into.
