What do houses cost in Tilbury?

For anyone buying or renting in Tilbury.

A typical house in Tilbury sells for about £325,000. Most of what sells is terraced, and the terraces go for almost exactly that. Semis cost more, flats a good deal less. Prices have barely moved in a year. In a dock town that has always been priced for the people who work there, three bedrooms is still the standard order.

The Land Registry recorded 66 sales in the year to mid-May 2026, at a median of about £325,000. Terraced houses made up most of them, 39 sales at a median of £325,000. The 14 semi-detached houses fetched about £377,500 and the ten flats about £202,000. Only three detached houses changed hands, also at a median of £325,000, which is too few to tell anyone much. A detached house turning up in Tilbury is an event in itself.

The house price index for the area put the average at about £327,000 in May 2026, up 2.3% on a year earlier and a fraction down on the month before. Flats went the other way, about 1% lower over the same twelve months. These are small movements, in both directions. Nobody is getting rich in Tilbury by waiting, and nobody is losing their shirt either.

Band B is the most common council tax band, and about 68% of homes are in Band A or B. Thurrock's Band D bill is about £2,255 a year, the figure to hold up against your current one, and Band A comes in at about £1,500. Most households here pay something well below the Band D headline.

Thurrock's private renters paid a typical £1,360 or so a month in April 2026, about 6% more than a year before, a borough-wide mean from the Office for National Statistics index that covers Grays and Chafford Hundred as much as Tilbury's own streets. The Office for National Statistics models gross household income, before tax, at about £50,000 a year for the area, and that figure describes the financial year to March 2023. Set against a typical sale price of £325,000, a terrace here is within reach of two incomes and a stretch on one. The dock town was built for wage earners, and the prices have mostly stayed that way.

Of the sales that could be matched to an energy certificate's floor area, about 76% of them, the median price was about £3,970 per square metre, behind a typical floor area of about 81 square metres. Buyers will find that money gets them a full-size family home here and only a flat in plenty of places closer to London. Before committing, get a buildings insurance quote on the exact address, because about 93% of Tilbury's postcodes are in Flood Zone 3 on the Environment Agency's mapping, and the premium is part of what the house costs.

The 2021 census counted about 56% of households in three-bedroom homes, about 24% in two bedrooms, 14% in one and 7% in four or more. Three bedrooms on about 81 square metres is the house Tilbury mostly sells. Anyone wanting a fourth bedroom will be shopping in a very short queue.

Prices in Tilbury are middling, for Thurrock and for the money: fair for a three-bed terrace, with no bargain floor and no premium end to speak of. What you pay is roughly what the place is worth, and the river comes free.
