What's the area around Theydon Bois like?

For anyone buying or renting in Theydon Bois.

The area around Theydon Bois is green, well watered and easy to get out into on foot. Green space is a few minutes' walk from the average home. Ponds and streams are closer still. The houses come with proper gardens. You get countryside on the doorstep without giving up a pub within reach.

On average, homes in the Theydon Bois area are about 460 metres from the nearest public green space, with nearly four green spaces within a kilometre. Most people here can reach open ground without getting the car out.

Water is about 450 metres from the average home, and there are about 15 ponds, streams and other bodies of water within a kilometre. That is a lot of water for an inland village, and it fits a name that started out describing a valley.

The National Cycle Network is about 6.3 kilometres away on average, and no postcode in the area is close to it, so cycling here means forest tracks and country lanes. The nearby lanes and the paths heading towards Epping Upland are used by more cyclists than the absence of a signed route might suggest.

In the wider postcode districts around the village, rated premises include 248 shops, 33 pubs and 31 restaurants. Those counts reach well beyond the village, and the selection on the village's own doorstep is smaller.

Fine particles in the air averaged about 8 micrograms per cubic metre across the local district council's area in 2024, a single figure for the whole council area.

The village grew up around its green, with Theydon Hall to the south on the Abridge road, on the site of the old manor house. Around it lies a ring of small places, Theydon Garnon, Theydon Mount, Coopersale and Abridge, with Epping and Loughton a mile or so either side. Among the scheduled monuments nearby are Ambresbury Banks and Loughton Camp, both slight hillforts, so this stretch of high ground near the forest has been worth defending for a very long time.

Gardens are generous. The area has about 296,000 square metres of private garden for every 1,000 residents, and with houses and bungalows making up most of the housing, most people have a garden as well as the public green space nearby. Walk from the house you are thinking of buying to the nearest open space, because the average distance won't tell you whether your route involves a busy road.

The business rates list has 247 rateable premises in the area. That is a register of buildings assessed for rates, empty units included, so it tells you nothing about which businesses are trading this week.

Of the 34 food businesses with a published hygiene rating, about 77% hold the top score and about 3% are at the bottom end. With so few outlets, one or two inspections can move those shares a long way.

None of the official landscape designations overlaps the area as recorded: no area of outstanding natural beauty, no site of special scientific interest and no ancient woodland within its boundary. The character comes from common land, gardens and water nearby, and none of it depends on a designation.

The surroundings are the best thing about Theydon Bois. Few places this close to London have this much green space and water within a short walk of most homes.
