What do houses cost in Thamesmead East?

A typical home in Thamesmead East sells for about £260,000, which looks like a misprint for a London borough. Almost everything that sells is a terraced house. Only ten homes changed hands in a year. Prices across the wider borough crept up, and flats barely moved. At this price the sum works on a wage.

The Land Registry recorded a median sale price of about £262,500 in the year to March 2026, from 10 sales. Nine of them were terraced houses, which went for a median of about £270,000. The tenth was some other type of property, and one sale is too few to give it a median of its own. With a market this thin, a couple of unusual sales can move the headline figure more than the economy does.

The official house price index for Bexley puts the average home at about £409,000 as of May 2026, up 2% on a year earlier. Two per cent in a year is the market clearing its throat. Flats across the borough fell about 0.5% over the same twelve months, which is close enough to standing still. The index covers the whole borough, so it shows which way the wider area is moving.
