What do houses cost in Tangmere?

For anyone buying or renting in Tangmere.

Cheaper than Bosham, dearer than the cul-de-sacs look. About £314,000 buys the typical home here. The detached end pushes past half a million, the terraces sit under three hundred. Forty-two sold in the last twelve months. Honest commuter-village money, not harbour-village money.

The headline figure is about £314,000 across roughly forty-two transactions over the last twelve months, which is decent market depth for a village of this size. The split underneath is where the real story sits. Terraced homes did most of the lifting, with about nineteen trading at typical prices around £281,000. The handful of flats that changed hands, five in total, sat at about £213,000. Semi-detached ran at about £325,000 across ten sales, and detached at about £535,000 across eight. The gap between a terrace and a detached is roughly a quarter of a million pounds in the same village, which tells you that not all the streets are the same streets.

Council tax mostly lands in Band C, which is the modal band here. Under one in five homes sit in the cheaper Band A or Band B brackets, and there is nothing at the top of the scale in Band H. The bills, in other words, are doing what the asking prices are doing: settled in the middle, with most of the village paying mid-range rather than working-class-village rates or stockbroker-village rates.

Renting is benchmarked at area level rather than at village level. The typical private rent across the Chichester area runs at about £1,320 a month, which is the local-authority typical and the right place to set expectations because the village does not generate its own published rental series at any useful grain. Underneath that, the bedroom-count gradient does the usual work: one-beds at about £940 a month, two-beds at about £1,210, three-beds at about £1,490, and anything four-bed-plus pushing past £2,100. Tangmere will sit broadly within that envelope, with no reason to think it carries a premium over the rest of the area or a discount against it.

Median household income here is about £56,500. Set against a typical sale price of about £314,000, that puts the village in the five-and-a-half-times-income territory that most of southern England has been operating in for a decade. It is a stretch on a single income and workable on two, which is more or less the national story. The detached end of the market is for buyers who already did the heavy lifting elsewhere, not for first-timers moving up the ladder from a flat in Chichester. The terrace end is the realistic entry point, and at about £281,000 it is the rare south-coast village figure that doesn't begin with a four.

Above-average value for what the village delivers, then. Not Goodwood money. Not Bosham money. Village money, with the runway thrown in.
