What do houses cost in Stratford, London?

For anyone buying or renting in Stratford, London.

A typical home in Stratford sells for about £445,000, and the price depends mostly on whether the stairs are inside the front door. Flats go for about £350,000. Terraced houses go for about £550,000. Semis hardly ever come up. In Stratford you pay extra for having no neighbour above you.

The Land Registry recorded 232 sales in the year to May 2026, at a median of about £445,000. Flats were the biggest group, with 124 sales at a median of about £350,000. The 103 terraced houses went for about £550,000. Only five semi-detached houses sold, at a median of about £484,000, and five sales can't tell a buyer much about what a semi is worth here. The headline is a midpoint between two separate markets, and most buyers here are shopping in only one of them.

The published house price index for the area fell 1.4% in the twelve months to May 2026, to an average of about £405,000. That is a small fall. Flats did worse, down 3.2% over the same year to an index average of about £338,000. The flats around the Olympic park were sold on what Stratford was going to become, and over the past year their prices went the other way.

Band C is the most common council tax band in Stratford, and about 33% of homes are in Bands A or B. Newham's Band D bill comes to about £1,944 a year, a little less than a two-bedroom flat in the borough costs to rent for a single month.

Rent shows where the pressure sits. Across Newham, the typical private rent was about £1,920 a month in April 2026, up 7% on a year earlier. By size, the borough averages about £1,620 a month for one bedroom, £1,980 for two, £2,190 for three and £2,660 for four or more. Rents are rising faster than flat prices, so for some local renters buying will look less mad than it did a year ago.

Some sales can be matched to an energy certificate's floor area, and that covers 60% of them. For those homes the median price was about £6,260 per square metre, and the typical floor area was about 78 square metres. The remaining 40% of sales could be larger, smaller or older, and the measure doesn't cover them. Most of what sells in Stratford is a flat, so ask for the lease length and the service charge along with the asking price. They change what a flat really costs.

At the 2021 Census, 28% of Stratford homes had one bedroom, 36% had two, 26% had three and 11% had four or more. Two bedrooms is the local norm, and most of the stock is the size a couple buys before they think about children.

Stratford's prices are middling for what they buy. A flat is the realistic way in and a terraced house is the stretch, and the soft past year gives buyers a little room to negotiate.
