A typical home in Stow-on-the-Wold sells for about £386,000, and the kind of house makes surprisingly little difference to that. Semis, terraces and flats all land between about £370,000 and £385,000. Detached houses are the only type that pulls away. Just over two dozen homes changed hands all year. Stow sets the price, and the floor plan only argues over the change.
The Land Registry recorded 26 sales in the year to mid-May 2026, at a median of about £386,000. Nine semis made about £382,000, five terraces about £370,000 and eight flats about £383,000. Four detached houses went for a median of about £580,000. With only four sales behind it, the detached figure is nearer an anecdote than an average.
The house price index for the area rose about 4% in the twelve months to May 2026, to an average of about £408,000. Flats were close to flat, with less than 1% growth over the same year. The same index puts the area's average flat at about £201,000, while the eight flats that sold in Stow went for a median of about £383,000. A flat on the market square and a flat elsewhere in the district are priced as different things.
Band C is the most common council-tax band in Stow, and only about 17% of homes are in bands A or B. Cotswold District's band D charge is about £2,390 a year, the figure most readers can hold up against their own bill. About 10 homes are in band H, at about £4,780.
Renters get a district-wide figure. Across the Cotswold council area, the Office for National Statistics index put average private rent at about £1,260 a month in April 2026, up about 8% on a year earlier. That figure is a mean across the whole district. By size, it was about £880 for one bedroom, £1,110 for two, £1,350 for three and £2,060 for four or more. Room and studio rents are not published.
The Office for National Statistics modelled gross household income here at about £52,000 in the financial year to March 2023, before tax and averaged across an area wider than the town. Against a median sale price of about £386,000, that makes a house here a stretch for a single local salary and a reasonable target for a couple with savings or equity from a sale. Incomes look healthier on the payslip's top line than mortgage lenders, who work from the bottom one, will allow.
Of the sales that could be matched to a floor area on an energy certificate, about 54% of the total, the median was about £4,230 per square metre, for a typical home of about 97 square metres. Ask for the floor area on the certificate of any house you view. Nothing else in the particulars lets you check the asking price against that £4,230.
At the 2021 Census, about 43% of Stow's homes had three bedrooms, 27% had two, 19% had four or more and 12% had one. Three bedrooms is the town's standard size, and about 42% of households are one person living alone. Plenty of those rooms are guest rooms still waiting for a guest.
Stow costs a little less than a hilltop market town in the Cotswolds looks like it should, and that makes it fairly good value for anyone bringing equity up the hill with them.
